In the past 30 years, with the developing of urbanization in China, the construction of new urban areas and the reconstruction of old urban areas are in full swing. As old industrial buildings are not protective buildings, most of them cannot escape from being torn down and torn down. These types of industrial heritages are quickly withdraw from the stage of urban functional space. At the same time, the "sustainable development","low carbon environmental protection","green building" concepts are accepted by more and more people.People pay great attention to the buildings which carry the history of industrial civilization in old industrial areas. How to renew and reuse the old industrial buildings sustainably have become the crucial topic of most scholars and public. The first part of this essay is the first chapter and the second chapter, the article first introduced the research background, significance, content, methods and research framework, the transformation of old industrial buildings at home and abroad at present were analyzed, and then from close to the object of study of theory on the basis of the concept, the value structure of extended out of the old industrial buildings, and explore the old industrial architecture development and utilization of five classic mode, finally put forward to solve the key problem in this paper. The second part of this essay is chapter three, chapter four and chapter five.Chapter three starts from the project decision analysis of the renovation project of the government office center in tiexi district, and then conducts a comprehensive survey of the single building in dongyao north factory and the overall situation of the park, and finally summarizes the problems existing in the whole plant. The fourth chapter mainly studies the application of technology in the transformation process of the government affairs center.According to the problems proposed in the third chapter, solutions are summarized through technical means, and detailed discussion is made from four aspects, namely, the remediation of environmental pollution problems, the preliminary planning of projects, structural testing and reinforcement design.Fifth chapter begins with the transformation of old industrial building is summed up the strategy, and then discusses the transformation principle of old industrial buildings, and then from each stay modification monomer plane function characteristics and spatial characteristics,to give its use function and the use of space integration and restructuring, and at the same time of building facade configuration updates,in accordance with the image characteristics of office buildings. Finally,on the basis of the completion of each individual civil design, decoration design is carried out,and interior guidance design is conducted for the main use space such as office, corridor, conference room, canteen, restaurant and other important rooms. The last part of this essay is the conclusion, which summarizes the design modes of sustainable utilization of old industrial buildings.Several points could be concluded, for example, basing on economy, taking technology as guarantee, and adhering the concept of green building and sustainable development. These modes may give old industrial buildings new lives and prospect. It not only to avoid the loss of state-owned assets, but also to contribute to low-carbon environmental protection and environmental protection. It introduces the concept of green building design, energy conservation reduction, and sustainable development. The author attempts to explore a reconstruction design model which could be referenced, implemented and operated. This model is not only applicable in old industrial buildings reconstruction in northeast China, but also can be used as a reference for other old industrial areas in China.
