Research On The Application Of Different Contracting Modes For The Renovation Project Of Heritage Building

Heritage buildings are the material carriers of building technology and art in each era,which are the sustenance to Chinese people both in culturally and spiritually,as well as the witness to historical and time changes,and what matters the most is that it is the most precious historical and cultural heritage of Chinese nation.However,a number of heritage buildings have been damaged a lot in different ways under the influence of natural disasters and human wrongly rebuilding.Therefore,in order to mak e sure that these valuable heritages could be passed on consistently and make great contributions to people’s spiritual culture inheritance,the proper renovation is particularly needed.With the vigorous development of cultural relics protection project,a good deal of cultural relics have been taken in proper protection and renovation,however,some problems have come out in the process of renovation which are not to be neglected.Therefore,it is realistically significant to improve the quality of cultural relics protection project through making a deep exploration to problems existed in protection and renovation and discussing the practical solutions needed.With the mode of social economy transformed from planned economy to market-oriented economy since the reform and open-up,the competitive mechanisms such as bidding has been widely applied in cultural relics protection project,and meanwhile the general construction contract has been becoming the leading contract mode.However,there are always some p roblems about wrongly renovation under the influence of many realistic factors.This paper will study the mode of general engineering contract applied in protecting and renovating cultural relics by analyzing some real cases.Meanwhile,it will make a deep exploration to Lung Wai housing in Mazi Dam which got its protection and renovation job done by using this kind of mode,and to which some much more further researches will be made.It is concluded by comparing these two kinds of modes applied in cultura l relics protection project that,traditional general construction contract and general engineering contract have respective advantages and disadvantages under the realistic circumstances,which tells us that the alternative one could be chosen according to concrete situations in the following of cultural relics protection and renovation project.
