Research On Cost Optimization Of General Contracting Project

The general contracting model of the project has been widely used in the field of house construction and municipal infrastructure.However,when this model is issued,the requirements for the contractor,such as construction standards,functional requirements,and quality requirements are not easy to be clear,the contract price is difficult to accurately determine,which brings risks to the optimization of project cost.Most of the existing researches on cost optimization of EPC projects focus on design optimization and construction optimization at the technical level,but less attention is paid to factors such as the pricing method of EPC projects and the requirements of the developer,which do have an impact on cost optimization.In addition,the current construction enterprises lack a complete general contracting cost management system and a specific cost optimization process,which makes the cost optimization of general contracting projects in many practical difficulties.On the other hand,the national policy points out that prefabricated buildings should in principle adopt the general contracting model to promote the development of prefabricated buildings.However,in the pilot promotion,the problem of high cost of prefabricated buildings is still exposed,which restricts the development of prefabricated buildings and general contracting models.Therefore,the specific research goals of this paper include:(1)Extracting the influencing factors of the cost optimization of the general contracting project;(2)Proposing the main points and strategies of the cost optimization of the general contracting project;(3)The cost optimization strategy of the general contracting project in the prefabricated building Applicability and effectiveness analysis.Firstly,based on the analysis of the concept of general engineering contract mode,the research on cost control factors of general engineering contract projects,and the research status of cost optimization,it is proposed that the problem of general engineering contract project cost optimization should pay attention to the contract pricing method.Then,from policies,cases and interviews,find out the influencing factors of cost optimization in general engineering contracting projects in practice,identify the key points of cost optimization in practice,and establish a judgment process and organizational mechanism including whether cost optimization can be achieved under different contract pricing methods.Guaranteed cost optimization strategies.For prefabricated buildings,the cost optimization object and organizational mechanism guarantee are analyzed,and the cost optimization strategy of the general contracting project is supplemented.Finally,through qualitative analysis,the applicability and effectiveness of the general contracting project cost optimization strategy in prefabricated buildings are verified.The main conclusions are as follows: the factors affecting the cost optimization of general contracting projects are the choice of contract pricing method,the choice of design fee model,the unclear requirements of the developer,the unclear cost optimization agreement in the contract,the unclear division of responsibilities of the consortium,and the design Construction integration is low in six aspects.The cost optimization strategy of the general contracting project includes establishing the judgment process of whether the cost can be optimized under different contract pricing methods,and taking the design and construction integration mechanism as the organizational mechanism guarantee.Finally,through case analysis,the applicability and effectiveness of the cost optimization strategy proposed in this paper in prefabricated buildings are verified.This research proposes the research content of the cost optimization research of general engineering contracting projects,and enriches the theoretical research on the cost optimization of general engineering contracting projects.And through a large number of interviews and investigations,the cost optimization strategy of the general contracting project is established,which provides new ideas and references for solving the cost optimization problem in practice,and puts forward the limitations and prospects of this paper.
