Research On The Promotion And Application Of BIM Technology In Commercial Real Estate Life Cycle

With the development of construction technology,the construction technology of commercial real estate projects is becoming more and more complex.The traditional management mode and technology of commercial real estate can't meet the needs of modern commercial real estate project management.As a new technology,BIM has been widely paid attention to and applied in the field of building management.However,the application of BIM technology in the project life cycle management still has great deficiencies,which need to be further improved.It is also slow in popularization,especially in our country.Therefore,this paper takes the life cycle theory as a guide to study the application of BIM technology in commercial real estate.Firstly,by consulting the relevant literature,the main characteristics of BIM technology and the status quo of research and application are analyzed.Secondly,combined with the characteristics of commercial real estate,this paper analyzes the current situation and influencing factors of BIM technology popularization and application in the commercial real estate production life cycle,affirming the value of BIM technology in the industrial real estate project life cycle.Thirdly,the application of BIM technology in a hotel project management is analyzed and studied in different life stages by case analysis method,and the problems existing in the whole life cycle project management are diagnosed.At the same time,combined with the specific situation of real estate project,the BIM technology is applied in the construction design stage,tender stage,construction stage,operation and maintenance stage of the project,and the effectiveness and value of the application of BIM technology in different life stages of the project are confirmed by the method of utility evaluation.Finally,based on game theory,the application strategy of BIM technology in commercial real estate life cycle is put forward.Through the study of this paper,the research results of the application of BIM technology in commercial real estate projects are enriched theoretically,which provides a theoretical reference for the practical application and promotion of BIM technology.At the same time,from the practical level,the case study of the project can provide practical guidance for the application of BIM technology in the life cycle management of the project,and also provide a useful reference for other commercial real estate projects to apply BIM technology to achieve life cycle management.
