Research On The Renovation Mode And Strategy Of Old Community In The Historic District

With the advancement of China's urbanization process and the rapid development of social economy,there are problems such as building quality,lack of aging facilities,lack of community culture,and difficulty in value renewal in old communities,which seriously affect residents' lives and urban appearance.The renovation of old community has become an important topic in urban renewal work.As one of the pilot cities for the renovation of old community in the Ministry of Housing and Urban-Rural Development,Guangzhou is also the only large-scale city in the pilot cities,and has carried out a large number of theoretical and practical explorations on the renovation of old communities.In 2015,Guangzhou Urban Renewal Bureau took micro-renovation as a reform method with equal emphasis on reconstruction,and adopted a micro-renovation mode for the renovation of old communities to improve the living environment of urban residents and reshape the community living culture.In the exploration and work of more than two years,the micro-renovation of the old community in Guangzhou has achieved remarkable results.With the advancement of work,there are more and more old micro-renovation projects involving historical buildings and historical features.The micro-renovation of these old communities cannot be completely applied to the current micro-renovation due to the limitations of cultural protection regulations and the differences in renovation factors.Implementing content and standards,there is an urgent need for targeted micro-renovation strategies to guide the work at the subdivision level.This paper takes the old community in the historical and cultural district as the research object,proposes the concept of UNIT community based on the characteristics of community society,starts from the basic understanding of the old community in the historical and cultural district,and analyzes the principles and modes of the micro-renovation of the old community.Basedon the status quo of the district and the community,the proposed micro-renovation strategies are proposed.At the same time,based on the research results,this paper makes a detailed analysis of the differentiation of the renovation elements in the UNIT community,and proposes a flexible menu-style renovation method,and discusses its feasibility.The paper mainly includes the following four parts;The first part is the first chapter.This paper analyzes the current situation of the old community in China and the current situation of the micro-renovation work in the old community in Guangzhou,clarifies the scope of this research,and analyzes the concept of the UNIT community proposed by the author.It also expounds the purpose,content and method of the research.External related research and practice have been sorted out and summarized.The second part is the second chapter and the third chapter.The author analyzes the significance of the existence of old communities within the historical and cultural blocks,analyzes the current situation of the old community and the micro-renovation dilemma;expounds the principles that the old community micro-renovations need to follow in the historical and cultural blocks,and The mode of micro-renovation of the old community in the stage was analyzed.The third part is the fourth chapter and the fifth chapter.Based on the current situation of the old community in the historical and cultural districts,the author puts forward the targeted micro-renovation strategy suggestions,and highlights the difference between the micro-renovation of the old community and the UNIT community.The author conducts statistics and analysis on the survey results of the old community residents in Pantangwuyue and Wuxianguan historical and cultural districts,and concludes that the differences in subjective wills such as housing demand will lead to differences in renovation factors and micro-renovation strategies for different building types in the unit community.The analysis shows that theobjective material entity differences will also lead to the differences of the renovation elements,and then further analyze the differentiation of the renovation elements,and explore the application of the menu-based flexible renovation mode in the micro-renovation of the UNIT community.The fourth part is the conclusion and outlook.In this part,the author introduces the innovation of the thesis.Hope this article can supplement the theory and technical system of the micro-renovation of the old community in Guangzhou,and also show the author's specific attention to the UNIT community;And put forward a brief work suggestion for the management security of the micro-renovation in the community.
