At present,due to the problems of low informatization and intelligence level and low management efficiency in the construction industry,the operation and maintenance management of building electromechanical equipment is particularly prominent.In the past,Building Automation System(BAS)was the main means of informatization in building equipment operation management.However,its strong professionalism makes it difficult for operation and maintenance managers to effectively use it.In addition,the monitoring data of equipment operation only exist in the automatic system,resulting in the situation of "information island",which is difficult to effectively use the monitoring data.Building information model(Building Information Model/Modeling,BIM)technology can support the equipment monitoring data and engineering data integration management and application,to assist in the process of operation and maintenance,a comprehensive analysis and decision to give full play to the value of engineering information.Article mentality is an object with a commercial complex projects in ChongQing,for both the project building theoretical texture analysis,the effect of electrical and mechanical operations through integrated BIM technology and advantages between the electrical and mechanical operations framework technology and energy management for hvac subsystem,subsystem architecture and functional requirements such as field research and theoretical analysis,from the project based on the actual problems in the starting point,combining with the field data to field research,analysis the energy consumption of hvac system,control system,the automatic control system and so on various parts of the actual problem,In addition,the strategy suitable for the solution of the project and the corresponding framework strategy are put forward to explore the practical application effect.The realization of intelligent operation and maintenance management is an applied research related to the operation and maintenance management and optimization and transformation technology of xinxin electromechanical system based on BIN system.Through literature review,this paper analyzes the problems existing in the application process of BIM technology in electromechanical operation and maintenance at the present stage,and determines the advantages and difficulties of the conceptual model of electromechanical operation and maintenance framework built based on the BIM platform compared with traditional electromechanical operation and maintenance.From the technical level,the software and hardware equipment required for the electromechanical operation and maintenance system framework based on BIM technology and the research and development and operation environment are studied,including the selection of the proposed software,network structure and database.Research the realization way of information communication and sharing the BIM visualization technology,simulation and parametric and collaborative features in facilities management,energy metering management,energy management,operation mode and the application of the mobile client APP module management model,to determine each auxiliary function module framework application principle and working process;Paper reference project in chongqing,on the basis of site investigation and electrical and mechanical operations to the whole system feedback the substantive issues of hvac systems,based on what the argument,respectively from the hvac system framework,energy management system framework and the deepening of the building control system functional requirements framework on theoretical texture analysis and solving practical problems,to do further analysis and diagnosis technology of the project,improve mechanical and electrical energy-saving operational controls for the project management and retrofit,and at the same time the advantages of real-time feedback to BIM system and management,the article in order to achieve the effect and build purpose.The operation and maintenance mode framework of hvac system is analyzed in detail,and the technical logic framework of fuzzy control and chiller group control is put forward,and the actual effect of energy saving potential and correlation for this project is analyzed.At the same time,the paper puts forward the functional requirements mode of the intelligent technical management framework of xinxin electromechanical operation and maintenance,and analyzes the application potential and actual effect of the intelligent toilet,intelligent passenger flow,intelligent parking system and other practical projects.
