The economic development of our country can not be separated from the development of engineering construction projects,and new technology and new ideas are effective means for engineering construction to move forward.Nowadays,BIM technology,as the most popular means of project management,has been widely applied in various fields of Engineering construction.It has been more than 10 years since BIM technology appeared in China's construction industry.The construction industry has begun to reflect on where the real value of BIM technology lies.Whether the value of a construction project can be realized depends on the success of its operation and maintenance period.Almost all profit points of the construction project must be realized in the operation and maintenance stage.But in our country,it seems to be a common phenomenon to rebuild and set up light operation.One of the important constraints is the backwardness of the information management model.In the traditional construction project management model,the information transfer process occurs the situation of information flow is not smooth,which to a certain extent leads to the confusion of information management after the construction project is delivered and operated.This paper focuses on the operation and maintenance management of common residential projects in China.Nowadays,it has become an indisputable fact that the management mode of property companies in residential districts is backward,which leads to inefficient service and difficult to integrate with the trend of humanization and intellectualization of operation and management.In view of the problems existing in the traditional property management,the introduction of BIM operation and maintenance management platform in the operation and maintenance stage of residential projects should be a practical solution.Based on the theory of building operation and maintenance management and BIM technology,this paper uses literature research method to analyze the current situation and problems of building operation and maintenance management at home and abroad,and expounds the feasibility,necessity and application status of BIM technology in the field of residential project property management.The basic framework of BIM-based residential project operation and maintenance management platform is constructed.Through the analysis of the needs of residential project operation and maintenance management,the functional requirements and information requirements of BIM operation and maintenance management platform are determined,and the BIM operation and maintenance management platform is constructed from the perspective of multi-organization sharing.By introducing BIM operation and maintenance management platform into a teacher's apartment construction project and drawing up specific implementation plan and management rules,the operability of BIM operation and maintenance management platform in project practice is verified,and the feasibility of applying BIM operation and maintenance management platform to residential projects is verified through the operation of the platform in the simulated operation and maintenance environment.The main achievement of this paper is to combine BIM operation and maintenance management platform with traditional residential property work.According to the characteristics of residential projects,the functions,information and management mode of BIM operation and maintenance management platform are simplified to make it more suitable for residential projects in China.At the same time,this paper realizes the docking work of BIM operation and maintenance management platform between the construction period and the operation period,and determines the organization mode and implementation rules of BIM project center.
