Research On Commercial Facilities Layout In Open Residential Areas Based On Spatial Syntax

With the continuous emergence of the problem of closed residential areas,Chengdu first put forward the planning concept of "small block system",the central committee of the communist party of China and the state council also pointed out in "several opinions on further strengthening the urban planning and construction management" : "the block system should be promoted in new residential buildings,in principle,no closed residential communities will be built.The residential district and unit compound that have been built should be opened step by step,realize the publicity of internal road,solve the problem of traffic network layout,and promote the economical use of land.” Subsequently,a large number of open residential areas were implemented in the residential planning.As a national provincial city,Chengdu also responded to the national policy by proposing 9 "small block" demonstration areas based on its own resources and conditions,and also built a number of open residential areas.In a word,open residential areas have become the mainstream of future residential development planning in Chengdu from the aspects of urban construction and social needs.Open residential areas put forward new requirements for settlement planning.Residential commerce,as an important factor affecting the vitality of cities and settlements,its development model and layout should be the key elements to be considered in the planning and construction of open settlements in the future.However,there is still a lack of research on commercial facilities in open residential areas,especially in open residential areas,so this paper has certain research significance and value.Firstly,this paper studies the transformation of residential area from closed to open through the literature,combs the evolution process of Chengdu residential area,divides the development process of Chengdu residential area into three stages,and summarizes the present characteristics of Chengdu residential area.Through the literature study and case analysis of residential commerce,this paper summarizes the development model of open residential commerce in Chengdu(the combination of residential bottom commerce,entrance centralized commerce and commercial street)and its characteristics.On this basis,the related theories and application methods of spatial syntax are discussed in order to explain the rationality of its application in the commercial layout planning of open residential areas.Secondly,according to certain sample selection principles,combined with the current situation of Chengdu's open residential areas,the author selected four samples of Chengdu's open residential areas with grid,belt and tree shapes according to different spatial forms,as well as three matching bidding cases of open residential areas with different organizational patterns.Through field research,the author conducts a basic research on the current situation of the sample from the five elements of residential space form,commercial flow,commercial space environment,traffic organization of commercial space and business form,and analyses the commercial status of each sample residential area through questionnaires.Secondly,the paper chooses to correlate the connection value of spatial syntax with residential morphology,depth value with commercial location,integration degree with traffic organization,coordination degree and comprehensibility degree with human flow dynamics,and uses spatial syntax Depthmap analysis software to analyze the syntax,in order to summarize the characteristics and rules of open residential businessFinally,based on the commercial characteristics and rules of the open residential areas summarized above,the author puts forward the ways to optimize the commercial layout of Chengdu's open residential areas from four aspects: spatial form,upgrading business form,improving traffic and attracting people flow.According to the results of syntactic analysis,different spatial forms are summarized in the context of syntax(case).The organizational mode of commercial facilities in open residential areas with net,band and tree shapes,as well as specific planning and design strategies.
