For Chinese construction industry reform,Industrialization and informatization are the direction of development that is independent and complementary to each other.Prefabricated construction as the representative of industrialization,BIM technology as the representative of informatization,the organic combination of the two can,t only save resources,reduce construction pollution,but also break the traditional upstream and downstream boundaries,realize the information sharing of the whole industrial chain,and then promote the intelligent upgrading of the construction industry.There are some limitations about the application of BIM technology to the construction industry,BIM isn,t only a tool,but also represents a new management process,that provides a collaborative work platform to realize the collaborative cooperation of owner,general contractor,designer,prefabricated component producer and other parties.However,the traditional management process is linear and cannot achieve the purpose of synchronous participation of all parties.Therefore,there is a need for a management mode that is efficient,advanced and can achieve high integration of all parties,namely DB mode,to improve the current situation of the extensive management of construction industry in China.The emergence of prefabricated construction has improved the technology of construction industry and made the construction industry sustainable.In recent years,the government has issued a series of policies to promote the development of prefabricated construction,but the development of prefabricated construction is still slow,the root cause is that cost is much higher than that of east-in-place construction.Therefore,it is necessary that we strictly control the cost and change the traditional cost management process,that is,a linear process for evaluation after the design is completed,and the cost management should be advanced.In the design stage,the designer shall comprehensively consider the factors such as cost,function and appearance.Meanwhile,the designer shall cooperate with the cost engineer and prefabricated component producer and other parties to compare and select the most valuable scheme.In summary,in order to solve the problem of high cost of prefabricated construction under the traditional mode,relying on the DB mode,the BIM collaborative valuation management system 1s constructed.The core of the system is the synchronization of design and evaluation,and the key technologies given to realize the system,including the extraction of parameter values,cost database design and cost analysis.Based on the principle of universality and compatibility,choose Autodesk Revit 2017 as the modeling tool,Dynamo as the component information extraction tool,Excel as the component information storage tool,and FileMaker as the cost information storage and analysis tool.In addition,in order to promote the incentive mechanism of the DB mode to play a role.We should abandon the traditional quota-based bill of quantities valuation mode and the realistic settlement mode,and establish a new quotation based on functional components,to promote the development of BIM collaborative valuation management mode.Finally,the BIM collaborative valuation management mode based on the new quotation is applied to the prefabricated kindergarten project under a DB mode,which confirms the feasibility of the new quotation based on functional components,and indicates the operability and management advantages of the BIM collaborative valuation management mode in the aspect of cost control.The case details the implementation of BIM collaborative valuation management mode,including the extraction of model parameter,interface design of cost database display and cost analysis.Based on the case summary,the paper analyzes the high matching of the new quotation in the DB mode and the BIM technology,and from the perspective of the different project participants,it shows that the combination of DB mode and BIM technology can improve the application value of prefabricated construction.This paper proposes a new price mechanism and management mode of prefabricated construction valuation management,which realizes the synchronization of the design and valuation in the pre-design stage,which is beneficial to the project decision of the owner and the scheme review of the designer,and provides an idea for more efficient cost management and scheme comparison.Secondly,the new price mechanism prompts that the designers actively optimize the design,and the general contractor actively manages,which has a positive effect on improving the dilemma of high cost of prefabricated construction.It is necessary to study and improve the new quotation based on functional components and cost database,and the BIM collaborative valuation management mode needs to be further verified in the actual prefabricated construction project.
