Research On EPC General Contracting Management Of Prefabricated Housing Project

In recent years,the state has been vigorously developing prefabricated housing,requiring the adoption of scientific and technological means and information technology in prefabricated housing,the implementation of EPC general contract management mode,the change of traditional housing construction and construction management mode,to promote the transformation and upgrading of the construction industry and the improvement of housing quality.The central and local governments have successively issued policy guidance documents on the promotion and application of prefabricated houses,which clearly set forth the objectives and requirements for the promotion and application of prefabricated houses and the requirements for the implementation of EPC general contracting management mode during the construction of prefabricated houses.The 13th five-year development program for construction industry and the 13th five-year development plan for prefabricated buildings also put forward the general contracting system for EPC projects in prefabricated buildings.But at present,the prefabricated housing in the initial stage of development in our country,the traditional construction project management mode and set up the management system of the mechanism is not fully meet the needs of prefabricated housing development,prefabricated housing project EPC general contracting mode still exists system is not perfect enough,the management level is not high,the technical force is not strong,building information(BIM)technology application is not fully,experienced general contracting enterprises and complex problems such as lack of management personnel.This paper will focus on the development status and application of prefabricated housing at home and abroad,sort out the theoretical basis of prefabricated housing,EPC general contract management mode and building information model(BIM)technology,and summarize the problems existing in the construction management of prefabricated housing projects in China.Combined with the characteristics of integrated design,production and construction of prefabricated residential construction,this paper analyzes the necessity and feasibility of applying EPC general contracting mode in prefabricated residential construction,and puts forward the project management methods and measures of adopting EPC general contracting mode in prefabricated residential construction supported by building information model(BIM)technology.Finally,through the implementation case of EPC general contract management mode of prefabricated housing project,the advantages and feasibility of adopting EPC general contract management mode in prefabricated housing construction are demonstrated,providing experience for the future application of EPC general contract management mode in prefabricated housing construction.
