The first chapter elaborates the basis of the topic selection,social background and its application value.At present,China’s urbanization process has entered a new stage of development,and intensive use of land to promote urban renewal has become a new development trend of China’s urbanization.With the transformation and upgrading of industrial structure in China’s big cities,inefficient and backward old factories have been gradually eliminated or abandoned,and a large number of old factories need to be reused in a new way.Therefore,relevant government departments have also formulated specific measures such as "three old renovation","factory to rent",and vigorously advocated the expansion of the development direction of the transformation and utilization of old factories.At the same time,due to the economic vitality and attractiveness of the pearl river delta region,a large population concentration has created a huge market demand for rental apartments,and there is an urgent need for new housing to alleviate its shortage.In recent years,some cases that old factory buildings have been converted into rental apartments have appeared in the pearl river delta region.Due to the lack of relevant regulations and supervision,the quality of such apartment products is uneven,and the incomplete renovation has affected the living quality.Based on the above background,how to use a quick and efficient method to transform some old factory building to rental apartments which are suitable for young people live is new subject with widely applied prospect.This essay take old factory buildings transform to rental apartments as its research object,and deeply discuss the general design strategy and design method of trying to provides a new idea of old factory transformation,and looking forward to supplement the increasing market demand to certain extent.In the second chapter,by consulting a large number of domestic and foreign literatures and case studies,the psychological and physiological needs of young people renting apartments are systematically sorted out,and the design needs of residential units and public Spaces are summarized,and then the feasibility of transforming old factory buildings into rental apartments for young people is discussed.The third chapter analyzes the development process and development mode of thetransformation of old industrial factory into rental apartment,and sorts out the appropriate development mode and path of the transformation of old industrial factory into rental apartment.Through the detailed interpretation and field investigation of some cases at home and abroad,this paper summarizes the advantages and disadvantages of the case of using old factory buildings to transform into rental apartments,analyzes and summarizes the problems in the design,and puts forward the necessity and effective ways to improve the design method of this kind of rental apartments.The fourth chapter discusses the policy adaptability,external selection factors and ontology selection factors of the transformation of old factory buildings into rental apartments,lists in detail the relevant testing contents that must be required for the transformation of old factory buildings into rental apartments,and puts forward the restrictive conditions for the transformation of old factory buildings into rental apartments.The fifth chapter discusses the use of old factory buildings for leasing apartments technical problems,from project design goal framework,space structure of the composition,processing,maintenance of the structure of the design of structural system,community atmosphere of the six aspects such as construction and public space design,so as to explore the use of old factory buildings for leasing the general design method and main technical points of the apartment.The author hopes that the above research can provide a certain reference for the renovation of old factories in the pearl river delta and other domestic cities,and provide a certain reference value for the relevant policy makers and designers and the standardization of future industry norms.
