| With the acceleration of urbanization,urban renewal has become a hot topic in urban development and planning.With the rapid development of urban social economy,Shenzhen has entered the era of stock planning ahead of time.Facing the dilemma of exhausting land resources and increasing housing demand,urban renewal,which mainly focuses on space optimization,has become the main theme of urban construction,and tapping potential stock space has become the primary task of urban construction,among which the transformation of villages in cities is the most important one.Since the promulgation of the policy of investigating and punishing illegal buildings in 1999,the renovation of urban villages has begun.It can be said that the renovation of urban villages has witnessed the development of urban space.Dachong village renewal project is the largest and longest-lasting urban village renewal project in Shenzhen at present.Because of its special location conditions,the municipal government was included in the pilot work in 2002.It has become a key renewal project promoted by the government.It is an important step for Shenzhen to explore urban village renewal in terms of operation mode,compensation for demolition and relocation,business form,etc.The impact of new areas and even urban development can not be ignored,therefore,it is of great significance for the study of early urban village renewal activities.Taking Dachong village renewal project in Shenzhen as the research object,this paper combs the evolution process of project positioning and scheme in the process of transformation with the clue of post-transformation evaluation of Dachong village,using the methods of field investigation,literature reading,historical research and qualitative and quantitative analysis.By comparing the core indicators of the two different stages of the project,this paper analyzed the differences of spatial elements,analyzed the changes after the transformation of Dachong Village from the perspective of residential morphology,and analyzed the future development of high-tech zones in terms of spatial image,District function,occupational-residential relationship,brain drain,etc.,including the spatial morphology of residential conditions,supporting facilities,etc.Includingthe impact of housing pressure,separation of occupation and residence,and other aspects of life form.Finally,under the developer-led model,the paper explores many problems,such as the mislocation of project transformation,multi-interest game,the encroachment of public interests,etc.,and analyzes the causes of the problems existing in Dachong village transformation,and reflects on the renewal model of demolishing and rebuilding villages in cities.It puts forward corresponding optimization and transformation from four aspects: transformation model,values,public interests and the establishment of security mechanism.The purpose of this paper is to provide a reference for the future demolition and reconstruction of urban villages,in order to avoid the possible negative effects of renewal projects,and then promote the healthy and orderly urban renewal activities. |
