At present,many old Industrial building regeneration projects at home and abroad are in the operational and maintenance period.The investigation found that there are some building safety hazards in the old Industrial building regeneration projects during the operation and maintenance period.However,the influencing factors of building safety in the operation and maintenance period of industrial regeneration project have the characteristics of multiple inducements and uncertainties.In order to improve the level of building safety management during the operation and maintenance period of old Industrial building regeneration projects,this paper takes the "4M1E" principle as the framework to comprehensively and systematically excavate the factors affecting the building safety of the operation and maintenance period.The improved IPA evaluation model based on the generalized maximum entropy principle and set pair analysis principle is constructed to explore the importance and present performance of the factors on the safety of buildings during the operation and maintenance period.By comparing the possible impact of various factors on building safety during the operation and maintenance period,which means the importance of the factors,with the actual impact,which means the present performance ability of each factor,the evaluation indicators have been divided into four quadrants.Then,we propose to continue to maintain the development trend of regional indicators,moderate development excessive force zone,lag development low priority area,and priority to changing the key improvement areas.In this way,we can guide the further safety response measures of the project to ensure the construction safety during the operation and maintenance period The research contents of this article are as follows:(1)This paper explores the type of building safety risk and the cause steam during of the operation and maintenance period.So as to we can analyze the factors of building safety in the period of operation and maintenance.Through the literature analysis,the characteristics of old Industrial building regeneration projects buildings,transformation and reinforcement measures and the principles of recycling have been summarized.Then,in Chengdu,Xi'an,Shanghai,Dalian,old Industrial building regeneration projects in the operation and maintenance have been investigated and analysised.We have summarized the research case of the operation and maintenance period of building safety status quo.The result says there is widespread of steel rust,equipment and facilities lack of maintenance,lack of personnel safety awareness and so on.It paves the way for the establishment of a comprehensive system of building safety impact factors.(2)Establish a system of evaluation index of building safety factors during operation and maintenance.Because the building safety influencing factors come from regeneration project whole life cycle,possible role in different parts of the building structures or non structural components,through building materials,machinery,operation,management,technical and so on ways and have the characteristic of different damage degree such as effect of usability or safety.In summary,the index system of influencing factors on building safety during operation and maintenance of industrial regeneration project is firstly constructed systematically by taking the "4M1E" principle as the framework,namely "people,machinery,material,law and environment".Then,we let the five major factors of site management derive into five levels: personnel,mechanical equipment,materials,maintenance management and use environment.(3)The evaluation of building safety factors during operation and maintenance has been achieved by using the improved IPA evaluation model.Taking into account the uncertainty of determining the importance of each factor,the comprehensive importance of each indicator has been obtained by using the generalmaximum entropy principle of combining subjective and objective weighting method.Considering the uncertainty of the actual impact of various factors on building safety during operation and maintenance,that is,the evaluation of performance ability,the present situation has been evaluated by the set pair analysis principle.Finally,it is proposed to evaluate the influence factors by improved IPA method which combined with the generalized largest entropy and the setto-analysis.(4)Case application Taking the Xi'an old steel plant design creative industrial park as an example,verify the index system and evaluate the model.The paper has evaluated the influencing factors of building safety during the operation and maintenance period of the project by improving the IPA evaluation model,and the results have verified the reliability of the evaluation model.The influencing factors have been divided into four parts: quadrant I,continuous maintenance area;quadrant II,excessive force area;quadrant III,low priority area;quadrant IV,key improvement area.According to the evaluation results,some more targeted security management suggestions have been put forward.The research of this paper takes the lead from the perspective of the influence factors of building safety during the operation and maintenance period of old Industrial building regeneration projects,and puts forward measures to ensure the safety of buildings during the operation and maintenance period.This paper reviews the full life cycle of the regeneration project,excavates the factors of building safety in the period of operation and maintenance as comprehensive and systematic as possible,and puts forward a complete set of research methods and evaluation model for building safety management in operation and maintenance period,which plays a dual role in the evaluation and improvement of the sustainable and healthy development of the building during the operation and maintenance period of the creative industrial park regeneration project.
