The problem of population aging is a worldwide problem.China is one of the countries with a high degree of population aging in the world.The number of the elderly population is the largest,the speed of aging is the fastest,and the task of coping with population aging is the heaviest.To meet the physical and psychological needs of the elderly and properly solve the social problems brought about by the aging population are related to the overall development of the country and the well-being of the people.According to the report of the 19 th National Congress of the Communist Party of China,the policy system and social environment of supporting the aged,filial piety and respect for the aged should be constructed,the combination of medical care and support should be promoted,and the development of the cause and industry of the aged should be accelerated,which points out the direction for the cause of supporting the aged with Chinese characteristics in the new era.This study chooses to follow the logic line of "theoretical research-model building-Empirical Research-strategy proposing",based on the theory of demand level,starting from the five levels of demand of the elderly,constructs the evaluation model of the elderly apartment,and evaluates three different levels of the elderly apartment in Xixian New District of Xi'an city after use,and finally puts forward optimization suggestions.First of all,through the summary of the basic theory,this paper analyzes the research progress of hierarchical demand theory,elderly apartments and post use evaluation methods at home and abroad.Then,from the five levels of the needs of the elderly detailed analysis,the use of apartments for the elderly,the real needs of the elderly several major aspects of the main problems.Then,based on the theory of hierarchy of needs,the evaluation index system of senior apartment is constructed.Theevaluation factors closely related to the satisfaction of senior citizens and the architectural design of senior apartment are selected.Combined with the analytic hierarchy process,Delphi and other mathematical analysis methods,with the help of Excel and SPSS tools,three senior apartments in Xixian new area are evaluated after use.The results show that the overall level of satisfaction of three apartments for the elderly in Xi'an is good.Based on the results of post use evaluation,from the three perspectives of the optimization design principles,design strategies and design points,this paper analyzes the optimization path of the elderly apartment,and constructs the optimization design strategy framework of the elderly apartment.Finally,based on the conclusion of the study,the paper summarizes the innovation and shortcomings of this study,and makes a prospect for the research of post use evaluation of elderly apartments based on the theory of demand hierarchy.The results show that the total evaluation scores of Sanqiao senior apartment,Wangdao senior apartment and yifuge senior apartment are from low to high,which are consistent with the star rating results.The three senior apartments have their own shortcomings and advantages in meeting the needs of the elderly,but on the whole,their satisfaction is not very high,and there are many places to be optimized and improved.
