In recent years,centralized long-term rental apartments for youth have become a new format of rental market.It develops rapidly with the policy support and market orientation,but it also suffers from the pains of rental apartments industry such as the difficulty in making profit.The centralized long-term rental apartments design on social orientation.On the one hand,it is an important approach to explore the brand value of the apartment operation and enhance customer interaction to achieve a premium price,which is also the future development trend of long-term rental apartments marketing.On the other hand,since the social life of young people are relegated,it is an important means for youth groups to contact offline and to create a good life.At the same time,in the whole development and use process of design-based centralized long-term rental apartments,the architect can participate in the entire process from early design to later operation to make apartment design more focused and foresighted,which refines the new role of architect in the low-premium rental apartment industry.This thesis discusses the development background,actuality,social demand of young people,preliminary planning for long-term rental apartments and the key issues of social-oriental space designing with the key point of design of social-oriented centralized long-term rental apartments for young people.The development history and market structure are reviewed and analyzed,and the development trend of centralized long-term rental apartments for young people is predicted in the first chapter.In the second chapter,the characteristics of long-term rental apartment tenants and the social demand of young people are explored,the configurations of social-oriented centralized longterm rental apartments for young people are investigated,and the socialization development direction of social-oriented centralized long-term rental apartments for young people is predicted.The third chapter studies the pre-planning elements of centralized long-terms rental apartments,including basic conditions,location and the maximize profit design of centralized long-term rental apartments.A development strategy based on social orientation of centralized long-term rental apartments for young people is proposed in the fourth chapter.Targeted design strategy is also proposed from three ways of exterior space,internal public region and room in the fourth chapter.Taking a practical project as an example,the fifth chapter illustrates the application of socialization design strategy in the actual projects of centralized youth apartments.There are 83000 words,210 figures and 59 tables in this thesis.
