The report of the 19 th National Congress of the Communist Party of China proposed to speed up the establishment of a multi-subject supply,multi-channel security,and rent-and-purchase housing system.The Central Economic Work Conference held at the end of 2017 also pointed out that it is necessary to develop the housing leasing market,especially long-term leasing,to protect the legitimate rights and interests of leasing stakeholders,and to support the development of specialized and institutionalized housing leasing enterprises.Driven by numerous policy support and interests,the construction of long-term rental apartments in China has been put on the agenda.However,in the process of apartment construction,due to the lack of relevant theoretical guidance,problems such as unreasonable apartment design,low space efficiency,lack of standardized design,and poor tenant experience have emerged.With the development of the city,the contradiction between construction land and urban development has become increasingly prominent.The incremental land resources are decreasing and the development cost is increasing.It is difficult to maintain the needs of urban development under the existing expansion mode.Therefore,how to revitalize the existing land and promote the sustainable and healthy Development of the city has become an important issue.As a new residential product,long-term rental apartments play an important role in solving the problem of youth group living.Based on the investigation of the living conditions and housing needs of urban youth groups,considering the realistic needs of urban renewal and urban stock development,and puts forward the background in the national policy promoting rental housing construction,this paper proposes to rationalize the design of existing housing to meet the use requirements of youth groups,and provide it for the use of youth groups in order to solve their housing difficulties.Based on this,this paper takes the renovation of existing residential apartments based on the needs of youth groups as the research object.Firstly,with the help of theoretical research methods,this paper analyzes the characteristics of youth groups and the influencing factors of youth group living needs from the perspective of theory,and expounds the role of psychology,housing science,hygiene and ergonomics in thedesign of young people’s living space.Secondly,through field visits and household surveys,select “single-person living mode”,“double-sexual sharing mode”,“double-same-sex sharing mode”,“multi-person sharing mode company dormitory type” and “multi-person sharing mode Group-rented type” five-class residential mode conducts live surveys,summarizes the living problems of youth groups.Through questionnaire survey and interview analysis,understand the basic situation of young people,living status and living evaluation,living habits,living intentions and other related information of living needs,this paper summarizes the reform focus of existing residential apartment type renovation.On this basis,combined with the case study of the renovation,the main points of the apartment space allocation in the renovation of existing residential apartments are studied.Finally,it summarizes the design difficulties and design strategies of existing residential apartment renovation,hoping to provide some possible reference for future research work on residential renovation and long-Rent apartment construction.
