| Due to the great success of urbanization in China,a large number of young people have been attracted to work and live in the first and second-tier cities.Faced with the restrictions of high housing prices,they can not obtain independent housing in the short term,so they have to rent as a transition.Youth long-term rental apartments have won their favor because of their complete supporting services and good community atmosphere.At the same time,with the adjustment of industrial structure and the gradual decline of traditional industrial zones in cities,a large number of idle old industrial buildings are facing the fate of demolition or transformation and utilization.Old industrial buildings with good location,large space,strong structural stability and other characteristics,with the support of policy,become an important source of longRent apartment renovation.However,this new type of dwelling has some problems,such as inaccurate location and poor quality of dwelling,without relevant normative guidance and theoretical reference.Under this background,this paper extends the research on the design of young long-Rent Apartment Based on the old industrial building transformation.Firstly,through theoretical research,questionnaire survey,current situation investigation and other research methods,the development process and characteristics of long-Rent apartments,residential needs and operating characteristics of the passenger groups are clarified.Secondly,through the analysis of the suitability and difficulties of the old industrial building reconstruction,combined with the current situation investigation,the general design mode and problems of the current situation are summarized.Finally,from the three aspects of pre-planning and evaluation,external space transformation and internal space transformation,the principles and methods of transformation are put forward,and combined with practical cases to test,which can provide some reference for the follow-up reform practice.The first chapter is the introduction,which introduces the background,object and main content of the research,clarifies the significance of the research,and constructs the overall research framework.The second chapter is the analysis of the characteristics of the research object,the residential needs and operation characteristics of the guest groups.Through the analysis of the development process and related concepts,it summarizes the three characteristics of the long-Rent apartment.Combining with theoretical research and questionnaire survey,it clarifies the residential needs and operation characteristics of the guest groups,and analyses their influence on the design of the long-Rent apartment.The third chapter is the analysis of the suitability of the transformation.According to the spatial characteristics,the industrial buildings are classified and the space,value suitability and difficulties of the transformation into long-Rent apartments are analyzed.Combining with the current situation investigation,this paper summarizes the existing problems in the current transformation.Chapter Ⅳ from the early planning and evaluation,external space,internal space,combined with relevant cases put forward the principles and techniques of transformation.Assessment planning mainly focuses on three aspects: pre-positioning,urban location and evaluation of old buildings;external space renovation focuses on two aspects: external space environment and elevation renovation.Internal space renovation focuses on the design of public activity areas and residential units.The fifth chapter is the analysis of practical cases,combining with the renovation of Crown Workshop,it carries out an empirical test on the renovation methods mentioned above,summarizes the contributions and shortcomings,and summarizes the enlightenment and popularization value of the cases for the future.Through the research of this paper,the design principles and methods of using old industrial buildings to transform young long-term rental apartments are summarized,which provides a new way of thinking for the transformation of old industrial buildings. |
