Research On Building Quality Improvement Of Existing Residential Areas Based On Hierarchical Method

In the context of rapid economic development in China,the number of newly-built houses is huge,and the level of urbanization has been greatly improved.The residents 'demand for housing under modern development has shifted from the number to the requirements of more building quality performance conditions such as comfort and aesthetics.High-speed economy has brought about many urban problems.Among them,the degradation of the quality of buildings in existing settlements has attracted increasing attention.The improvement of residential quality has become a new issue.At the beginning,the improvement of the quality of existing residential buildings has focused on the improvement of the physical environment and infrastructure.The targets of the update include the living environment,the change of the apartment type,the change of the balcony and the entrance space node,and the improvement of the facilities.In recent years,it has comprehensively transformed into sustainable and updated practice and research,and advocated methods such as environmental protection,energy conservation,and public participation.China currently proposes to undergo different types of transformation processes for building quality degradation.Under the advocacy of national policies,the transformation forms include special energy-saving transformation,energy-saving comprehensive transformation,and partial livability transformation.However,the practice of improving the quality of existing settlements in China involves three different interest claimants: the state,local governments,individual residents or property rights units.Due to the different purpose of the claimants,the lack of overall quality considerations in the transformation,resulting in further Quality destruction.I borrowed the foreign open housing theory,put forward the concept of "level" of house update,clarified the content of each level,and made the operation of future quality improvement more integrated.The hierarchical thinking divides residential buildings into four levels: exterior layer,isolation layer,interior layer,and surrounding environment layer.This paper analyzes the existing renovation examples and investigates related existing settlement renovation projects,finds the current problems at different levels and classifies the problems at each level,and analyzes the cross-level problems that may result from the cross-level items to mine thecurrent existing There are potential contradictions and points of improvement in the quality of settlements,and corresponding solutions are proposed for the level content to improve the overall quality improvement.This article mainly starts from the following aspects: The first step is to find a representative reconstruction project of the existing residential area in the north,analyze the content of each level of reform with a hierarchical approach,and propose the correlation between the levels.The second step is to investigate the specific reconstruction projects in Dalian and discover the problems that need to be resolved at all levels.The third step is to propose quality improvement strategies,select representative residential areas in Dalian,analyze the status quo,use hierarchical ideas to propose transformation ideas,and make trial designs.
