Since the reform and opening up,the housing sector has made great achievements.The current new housing market has gradually slowed down,and the stock market has gradually become an important part of the housing market.At the same time,the original design level of the outdoor environment of the existing residential areas is relatively low,and various elements are also deteriorating,gradually failing to meet the daily needs of residents.The management rights and responsibilities of the residential area are not clear,and there are many unmanned outdoor environments.At present,it mainly depends on the relevant government departments for management and daily maintenance.Starting from the 19 th National Congress of the Communist Party of China,the state proposed to include the renovation of old settlements as an important part of the country ’s housing sector.By July 2019 and March 2020,the State Council ’s policy briefings included the old settlements update.National key people’s livelihood projects and pilot projects actively carried out in various places.However,the specific methods and operations of the transformation are still in the exploration stage,and the corresponding pre-reform assessment methods are also missing.Therefore,the evaluation of the elements of the outdoor environment of the existing residential area is an important content of the evaluation before the update of the existing residential area,and it has also become a scientific guarantee for the transformation of the existing residential area.In this paper,through the hierarchical settlement theory,the outdoor environment is divided into hierarchies,and the cluster level is taken as the scope of research.Through the selection of typical settlements,a representative group is selected to conduct a real-life survey on the outdoor environment of the settlement.According to the current status of the field survey,combined with aerial photography and element labeling,a qualitative and quantitative study of the status of each element is conducted.A comprehensive study of the current status of factors.Combined with the current residential evaluation system at home and abroad,the indicators suitable for the outdoor environment of the existing residential area were selected,and in combination with the current stage of the residential area reconstruction,a set of three levels for the outdoor environment of the existing residential area was established.Factor evaluation index system.Then based on the current research,the group is divided into three levels of privacy-node-center according to the level of openness.On this basis,a visual element evaluation model consisting of three levels of outdoor environment was constructed to evaluate the status quo of the elements of the outdoor environment before reconstruction.Finally,through the trial evaluation of typical residential groups,combined with the actual survey of the status quo,the main points and difficulties of the current outdoor environment reconstruction of existing residential areas are summarized,and a target system suitable for the current outdoor environment of existing residential areas is proposed.Renovation strategy is proposed to connect evaluation and transformation to avoid the disconnection between evaluation and transformation.Through the closed-loop study of pre-reform evaluation and promotion strategies,the entire process of the outdoor environment of the existing residential buildings is transformed,thereby forming a long-term mechanism for maintaining the outdoor environment of the existing residential buildings,providing reference and experience.
