The Study On Hierarchical Classification And Quality Improvement Strategy Of Outdoor Environment In Existing Residential Quarters

During the 30 years since the reform and opening-up,housing commercialization andreal estate development have developed rapidly.Since 21 st century,the supply of housing oversupply in the saturation,China has moved from the era of rapid incremental construction to the era of stock modification,large-scale demolition is unable to satisfy the current situation,The project of renovating existing residential buildings is one of the key issue that citizens have to focus on,however,the existing residential renovation are mainly Focusing on the interior of the building itself but rarely involves outdoor environmental modification.The research on the improvement of the environment of the existing residential area includes the research of the modification idea and model,the research of the modification method of the concrete space elements and the modification of the suitable aging.Based on the investigation of the existing residential environment,some research results are obtained from the aspects of modification mode,concrete methods and evaluation model.But there are several limitations.First of all,The existing research is aimed at the general demand standard of the newly-built community,and there are some idealized components in the evaluation Index.Secondly,The research content is detailed,focusing on the adaptation of aging and the modification of traffic problems,but lack of holistic perspective;and comprehensive co-ordination of the relevant research.Thirdly,The relevant research is too general in the view of the holistic perspective,and the analysis of all the elements in the residential area is not different,and the systematic classification method is lacking in the research.Combined with the above problems,this paper explores the gradation classification and quality improvement strategy.Select the typical existing residential area in Dalian city as the subject,the residential area construction age Between 1980 s and 1990 s.The cracking of the residential construction in this period is universal with the characteristics of rich exterior and complexity of environment,through the theory case summary and the present situation investigation unifies,We discovered that Inside of the residential area is presenting as the priority of the block level--the group class--The three-level grading mode of residential building level,from macroscopic to microscopic level,And the classification of the environmental elements,and the establishment of the system can guide the development of the modification strategy of improving the quality of the classification of the outdoor environment of the existing residential area.This study is divided into three parts and contains five chapters: The first part(1-2 chapter)states the background of the study,objective and significance,methods and organizational structure,which described in detail the development of the relevant theoretical research on the outdoor environment at home and abroad,Through the investigation of the history of the renovation of existing residential environment.The second part(3-4 chapter)summarizes the living aggregation of the residents in the existing residential area,through the investigation of the present situation of the outdoor environment in Dalian typical existing residential area,summarizes the methods of hierarchical classification of the outdoor environmental elements in the existing residential areas,and through the further field verification of Dalian Taishan community,The outdoor environment elements of the existing residential area were summarized and classified.On the basis of the hierarchical classification system of the outdoor environmental elements in the existing residential area,the paper directs the development of the improvement of the outdoor environment to the grading quality.The third part(the 5th chapter)Is focusing on the concrete problems of the various elements of the outdoor environment of the existing residential area,puts forward the corresponding quality promotion strategy,Which is divided into the conventional modification strategy and the Special modification strategy,chooses the Dalian's existing housing district to carry on the quality promotion trial design.
