Study On Cost Management Optimization Of W Company’s Real Estate Development Project

W company is a listed company mainly engaged in real estate development and group operation,but in the process of project development,there are some problems in project management,especially in project cost management.For example,there is no complete responsibility system of target cost management in the whole process,and cost management is only the cost of project implementation stage.The cost management neglects the most important early decision-making and design stage,only pays attention to the "in-the-process" cost control in the construction stage of the project,and does not focus on the research and analysis of the cost management in the "in-advance" stage such as the early decision-making,planning and design,and product design does not form standardization.In view of the above problems,this paper will study and formulate a set of implementation plan and measures for the project cost management of W Real Estate Development Company based on the company’s existing problems and the existing methods and measures for the real estate development project cost management at home and abroad.Firstly,the value engineering method is applied in the early decision-making and design stages,and the product is studied.It is proposed that the product standard should be established,the cost management control should be carried out in advance,and the cost of the whole project should be controlled from the source.Secondly,the target cost method is applied in theimplementation stage to study and optimize the target cost of the project.Finally,a practical case is used to prove that the optimized project cost management scheme can effectively reduce the project development cost.The research results of this paper have certain reference value for the improvement of project cost management of W Real Estate Development Company.
