The Research On The Reconstruction Mode For Urban Villages

With the acceleration of China's new urbanization process,China's urban renewal movement is accelerating,its social impact and redistribution of benefits will also bring earth-shaking changes to the whole society.Zhuhai,as the frontier of China's reform and opening up,the new urbanization develops rapidly,and the renovation scale and scope for urban village are also prominent.Its cases often represent the direction and height on renovation policy and mode of urban village in China.Based on this,this paper regards the reconstruction mode of urban villages as the primal problem of research,and carries on the correlation analysis to one of the largest urban villages being transformed in the developing SEZ Zhuhai.This paper firstly introduces the current development situation of urban villages in Zhuhai on the basis of the background of domestic urban villages,and points out the basic situation that the village needs to be reformed.Then it explains the necessity of this project through the interested parties involved in the transformation of urban villages.How did Zhuhai achieve its own unique way of transformation under various social problems,and then formed the "Zhuhai mode" ? In the study,the cross analysis on the mutual interests relationships among the main stakeholders in the transformation of urban villages: the government,villagers and developers.Through the establishment of a strategic analysis mode,it produces four transformation modes of urban villages,namely,government-led transformation mode,villagers' independent transformation mode,developer-led transformation mode,cooperation transformation mode,and also describes the advantages and disadvantages of each mode and its scope of application.Then combined with the more appropriate selection for mode,this paper analyzes a typical case of urban village in Zhuhai City,Judging from four dimensions: the feasibility of transformation,the protection for villagers' interests,the urban development,and the total revenue of transformation.It is concluded that the government-led transformation mode is the best choice for the case.In order to achieve the goal of more optimization in the actual operation process,it has to choose a more complete mode,that is,"policy guidance and capital investment" as semi-market operation mode.
