BIM(Building Information Model)plays an important role in the transformation and upgrading of the construction industry.In order to make full use of the advantages of BIM in the construction industry,national and local governments have formulated a large number of promotion policies.However,the application is still limited by the following factors: such as the construction of a management system,complex software interfaces,multiprofessional collaborative management mechanisms,technical levels,personal ideas and other factors.As a result,the value of BIM has been debated.It has become an important issue in the development of informatization in the field of engineering construction.So it is necessary to facilitate the output of BIM and make full use of BIM currently.Basing on recent relevant research,this paper presents a method for BIM hierarchical applications to maximize their investment efficiency,and focus on providing enterprises with decision-making ideas for BIM application goals,reduce blind selection and make full use of BIM.The main research results are as follows:(1)To stablish a method of BIM hierarchical application.First,explore the necessity of BIM layering by investigating the current status of the application.Secondly,the grading principle of BIM application is proposed,together with BIM application questionnaire.Finally,the BIM application is divided into three levels: basic level,expansion level,and innovation level.The specific selection of each level depends on the engineering situation and the technical management level of the enterprise.(2)From the owner’s perspective,this paper identifies the cost and benefit indicators of BIM applications.The cost of BIM application is sorted,analyzed and identified from three different application modes: the owner’s autonomy mode,the consulting assistance mode,and the dominant platform management mode.Through analyzing the application value of BIM at various stages,this paper summarizes the explicit and implicit benefits of BIM combined with literature survey,while proposing a method of benefit indicator and measurement.(3)This research uses the data envelopment analysis method of which BIM investment efficiency is an important indicator,and different levels of BIM are used as decision units.Establishing a hierarchical data envelope model of BIM to evaluate the investment efficiency.(4)This research applies the above methods in the BIM planning of a hospital construction project in Yantai,and implements it at the BIM application site of the expansion level planning.At present,the project has achieved ideal results,which somehow proves that the BIM hierarchical application decision analysis with the goal of maximizing BIM investment efficiency is effective.
