With the rapid growth of the number of the elderly in China,China must advance the layout of a series of problems caused by the aging of the population,so as to ensure the quality of life for the elderly in China.According to the current economic conditions and traditional cultural habits of Chinese residents,home-based pension will be the most common pension mode in China.At present,most of the houses used by the elderly have been in use for more than 20 years.Due to the low standards at the beginning of residential construction,poor functional design of houses has caused great inconvenience to the home life of the elderly,and it is difficult to guarantee the daily activities of the elderly.Therefore,it is necessary to adopt retrofit for aging in the existing old houses.In this paper,three old residential communities in Xi'an were investigated,and the existing H residence was selected as the final object of renovation.Systematic research was carried out through literature review,field investigation,case analysis,summary and design practice.The research of this paper is divided into the following five parts:(1)Systematically analyze the current situation faced by China's aging society and the background of home-based care,identify the problems and research objects,and systematically review the existing domestic and foreign research on the housing aging reconstruction,and summarize the domestic and foreign experience and methods of aging reconstruction design.(2)According to specification for design of the old building "the elderly care facilities building design standard" "fujian residential optimal aging design standard" the existing residential renovation design optimal aging guide 'family endowment home general requirements for optimal aging transformation ",such as the specification,analysis is suitable for the optimum retrofit scheme of ageing in Xi'an region both residential standards and comparison methods,to Xi'an both H optimal retrofit design of the aging of the residence to provide basic guidelines.(3)Select part of the old residential areas in Xi'an for investigation.By analyzing the current situation of the existing residential building facades,unit entrances,stairwells and other areas,summarize the current problems of the existing old residential buildings in Xi'an and analyze the reasons for the insufficient aging of the old residential buildings.(4)Through the analysis of two domestic multi-storey residential cases that have been retrofit for aging,the general retrofit methods for multi-storey existing residential buildings are sortedout and summarized,and the retrofit space and design key points that should be paid attention to in the retrofit design of existing old residential buildings in Xi'an are summarized.(5)The existing H residential area in Xi'an was selected as the renovation project to carry out the research on the design of aging fit renovation.Starting from the bedroom space and public space of Residence H,measures for aging fit renovation were proposed,and residential BIM simulation and De ST energy consumption simulation were conducted to form a complete renovation plan.Then,the renovation plan was evaluated and optimized.Establish BIM 3D model and use Pathfinder evacuation model to evaluate the safety of the reconstruction plan;The comfort of the residential outer envelope modification scheme is determined by De ST energy simulation software.Through the method of net present value of reconstruction scheme and incremental investment net present value method,the optimal reconstruction scheme is selected in order to provide some reference for the aging reconstruction of existing old houses in Xi'an city in the future.
