| China is among the countries with ultra-fast aging of population in the 21 st century.Statistical data shows that up to 2014,people aged 60 and above in China reached 212 million,accounting for 15.5% of total population.Amid the trend of general rapid rise of the proportion for urban aged population,the endowment mode in China is still dominated by "home care".The uneven urban development leads to uneven distribution of the elderly in different regions of the city,and the situation tends to be a high proportion in existing old residential district.By the end of 2013,the stock of existing houses in cities in China has reached 17.521 billion sqm.The quantity of domestic developed houses began to show downtrend from 2012 to initiate the stage of acceleration slowdown,and the stock of urban houses can basically meet people’s demands.Later the emphasis of house development will shift from large-scale new construction to rebuilding of old houses.Recent years have seen special rebuilding for some old houses in China,which improves the housing conditions of old residential area to some extent.However,present special rebuilding implemented only meets single demand either in terms of content function or quality.Currently the elderly enjoying home care mostly live in old houses which was built early and still within service life of buildings.These houses fail to meet living needs of the elderly in many aspects,such as absence of accessibility facilities in public traffic space of houses,lack or insufficient of functional space indoors.Against such a backdrop,there is a pressing need for a systematic investigation and survey on the actuality of existing houses to summarize and analyze the problem of elderly-orientation thrust before each part of space.In 1980 s and 1990 s,Dalian built substantive houses,which have good quality yet are problematic in terms of elderly-orientation.The research selects the actuality of specific city as an example for analysis as different cities proceed differently in residential construction and existing rebuilding practice.Dalian,one of important cities in north China,has representative actuality of elderly-orientation for houses.Here the existing houses in Dalian are taken as object for research to investigate and visit three representative communities in Dalian and summarize the demands for rebuilding of existing houses toward elderly-orientation.The analysis on investigation and interview result shows that the existing problems of elderly-orientation in houses are mainly concentrated in two spaces-indoor space and public traffic space.The strategies for elderly-orientation rebuilding for public traffic space and interior space of houses are summarized via a comparative analysis on domestic and foreign cases of elderly-orientation rebuilding,related codes and standards for rebuilding of existing houses,as well houses for the elderly.Based on this,the design of elderly-orientation rebuilding for existing houses is combined to extend and apply the strategies of elderly-orientation rebuilding for existing houses. |
