Forestland is the most important material carrier of forestry production activities.With the high-speed development of economy and deepening reform of forest rights in Guangdong province,scientifically classifying the forestland and evaluation is a basic task for forestland property transfer.It can optimize the rational allocation of forestland resources,promote forest management implementation and improve the efficiency and level of forest production activity.The study is based on the characteristics of the forestland using,absorbing the current related studies of forestland classifying and valuation.According to the theory of location theory,land fertility and land rent theory as the theoretical guidance.Through field research,literature review and qualitative and quantitative research methods,the study carried out field research on the status of forest land in Guangdong province.The study analyzes the problem of unstandardized forestland evaluation and the lack of guidance in transaction price.The selection of forest land based on forestland classifying is an approach to the selection of forestland grading and valuation methods.Delphi method is used to determine the factors affecting the land level and economic location quality.The index system of forestland is constructed,and the influence weight of each index on the quality of forest land is analyzed by using the AHP method.At the same time,the selection index is quantitatively processed,and the results of forestland grading are used as the reference basis for the grading evaluation of forestland.In the study of forestland evaluation,combining with the current research characteristics and actual situation of the current forest land valuation,The evaluation formula of forestland based on annuity capitalization method is proposed with considering the using years of forestland.Then assess different levels of woodland prices,modified the differentiation of research unit and build up the scientific reference standard of the system.The empirical research is based on the overall forest land situation in Guangdong province.the study calculates the method of forestland classifying and valuation with Sihui city's data,From the regression analysis and test,the spatial distribution of the quality and circulation prices of the forest land in the current Sihui city is basically the same.The valuation regression model of forestland is constructed through the confidence test,which makes the forestland classifying and valuation more practical.And the influence of the subjective factors is small,which provided convenience for the evaluation of large-scale forest land.The results of study are based on the state of forestland property transfer.It establishes a set of systems and valuation methods,which promotes the standardization and guidance of forestland valuation,reduces the valuation cost of forestland appraisal,and increases the scientific nature and the operation.It has certain theoretical and practical significance to promote the forestland property transfer and deepening reform of forest rights.
