Current our country is in the process of urbanization,accelerating the urbanization is the inevitable stage of development in our country,the important measures is to improve people's living standard and life quality.Guarantee the urbanization process of the most important one plate is the house problem,the current our country's cities have existed in advance corresponding urban housing policy and policy,and form a complete set of the construction of medical treatment,education and other service facilities.Community is the urban construction and the composition of residents living unit,community infrastructure construction level,environmental quality and the external environment have a direct impact on the quality of life of residents in our country and happiness.According to the third plenary session of 14th about urban housing,settling policy requirements,in major cities across the country must be worked out as soon as possible about students settle relevant conditions and policy,for the arrival of a new generation of intellectuals to settle down to provide legal protection.Including Shanghai,Beijing,guangzhou,shenzhen,wuhan and other large and medium-sized cities have introduced relevant policies accordingly.Account problem be solved at the same time,the housing problem is corresponding to be a problem,in March 2016,national housing policies regarding to inventory availability,in order to promote the consumption of housing,the people's bank of China about the first suite of the down payment from the previous 30%,reduce 20%to promote the sales of inventory room,as the real estate gradually settled in,the community problems will inevitably will be another concern.Study of property management is now very much,more difficult as the management scholars put forward by use of "trinity" to manage complex problems,it is a great case study of "the trinity",but most of the studies are based on the macro research,in this paper,we survey data for a specific case,luneng bring show city property management study,found that luneng bring show city property management using the "trinity"management has some problems:1.The owner the problem:part of the owners' attitude towards the property company is not appropriate;Part owner self-restraint is not enough;Part owner deliberately default property management fees.2.The problem:property relations only by "friendly" bypass,lead to each other binding force is not strong,the relationship between unstable;Property personnel training aspects ability is relatively lacking.3.The problems existing in the residents' committees,neighborhood committees of internal.institutions are unreasonable;Residents' committees management terms are not clear,the responsibility is not clear;Residents' committees management personnel quality is not high.4."the trinity" the problem:the service idea tested;Execution of the rules is not enough;"Three" one"agreement" is not punishment for violators.Through the analysis of problem,finally combining the opinions of the experts and the experience of self proposed solutions:1.Clear "trinity" of property management service concept;2.To develop "three" to the property management in terms of "integration";3.Set in violation of the provisions of punishment;4.Public security management regulations for the backing punishment;5.Strengthen personnel training and the introduction of;6.To do a good job of publicity and education.Finally make a summary,and look forward to the future.
