The early stage of property management is the first stage in the property management,in this stage,can provide developers and owners with professional services in the early stage,for the future property management to lay a foundation,to provide more convenience,so it is also a very important part of the property management stage.Due to different customs and habits of China and Thailand the ownership of land and real estate ownership(buildings)there are some different legal system in a certain aspect,so the two countries in the aspect of legal system of property management is also different,the Chinese property management in general can be divided into two stages: the early stage property management and property management stage of the formal,but not the same in Thailand.This paper is based on the comparison of laws between China and Thailand.Besides the introduction and conclusion,this paper is divided into six parts.The first part is the overview of the legislation of property management.The second part is the subject of legal relationship in the early stage of property management.This part describes the main subject in the early stage of property management in China and Thailand.The third part is the determination of the property manager in the early stage.This part describes the ways of selecting and employing property service enterprises in China and Thailand and the legal issues of the status of the applicants to the selection process.The fourth part is the termination of the term property management,which describes the causes of the termination of the term property management in China and Thailand and the relevant legal issues.The fifth part is the litigation subject in the early stage of property management disputes.This part describes the research and analysis of China and Thailand on the infringement of the common part of the single-owner litigation and the subject qualification of the property service contract.Through the comparative law,the legal issues involved in the early stage of property management in the two countries are listed and explained.
