Research On The Performance Of Nanning Government In The Property Management Of Residential Community

The property management of residential quarters concerns the livelihood of the people,and the optimization of the performance of government functions is a social hot issue in the construction of a "new era" harmonious society,and is also the basis for the performance of the functions of the service-oriented government based on the new era government model.In order to promote social stability and harmony,improve the well-being and quality of life of residents,to resolve complex and diverse social contradictions in urban residential property management,this paper takes Nanning as an example to study the functions of the government in the property management of residential district,and put forward some suggestions for optimization and improvement.In this paper,literature review,case analysis and survey interview are used to study the performance and problems of the government function in the property management of urban residential district,combining with the relevant research status at home and abroad.First,on the basis of defining the core concepts such as "residential community","residential property management" and "government functions",the theory of "public choice and governance" in the field of western public management is innovatively introduced to provide theoretical basis for this study.Secondly,according to the current situation of the functions of Nanning municipal government in residential property management,through field investigation and questionnaire survey,interview,based on the combination of quantitative and qualitative methods,this paper analyzes the anomie of the performance of the government property management function from the aspects of developers,property management enterprises,owners and social parties.At the same time,through the management norms,operation mechanism,management concept and management behavior and other dimensions,at the same time,it clarifies the causes of Nanning municipal government function performance anomie;finally,from the macro and micro level,the Nanning municipal government in residential property management function performance optimization suggestions.The innovation of this article is that according to the basic situation of Nanning municipal government function,according to the results of a residential property management questionnaire in Nanning,the documents and visits of relevant adnministrative departments,media reports and the official host of the residential property management of the city "you say I say" column summary information,finally combined with the country and abroad.Property management and the fulfillment of government functions,it puts forward suggestions for optimizing the performance of government functions in urban residential areas.Research shows that with the continuous progress of urbanization,property management problems in urban residential areas are becoming more and more prominent.The Nanning municipal government should make efforts to improve and change the concept,system,regulatory mechanism,accountability,consultation,rule of law,and wisdom management.In particular,we should improve the system of property management laws and regulations,improve the regulatory mechanism of property management,guide the public to establish the correct concept of property management,support the related subjects of property management,further standardize and optimize their own functions,and make clear the limits of the power of the government departments and the angle that should be played in the property management of urban residential quarters.It is necessary to create a good environment for urban residential areas and build a harmonious,beautiful and happy community with property management companies and owners.
