It is predicted that China's aging level will increase dramatically in the next 20 years,when the number of elderly population will reach 487 million people.As of December 31,2017,the total household registration population of Anhui Province was 70.2625 million.According to the data from the basic information database of the aged in Anhui Province,the current household registration is 15.61% of the total household registration population of the elderly aged over 60 years old in Anhui Province,with 10.9657 million people;among the elderly population of 65 years old and above,11.55% and 8.1152 million people.With the continuous development of social economy,the aging of the population is becoming more and more serious,and the state and society are paying more attention to the housing pension of the elderly.The emergence and development of old-age real estate is inevitable in the process of social progress.The research on the development path of the old-age real estate has important reference value for the government to formulate policies for the old-age pension problem and for the development of the old-age-related enterprises.Anhui Province entered the aging society one year earlier than the whole country,and became an aging society in 1998.Aging will inevitably bring about changes in family structure and living patterns,and also make people pay more attention to the development of old-age real estate,which is conducive to the development of old-age real estate.Based on the study,collation and summary of the literature related to pension and pension real estate,this paper studies the mature development status of pension real estate in two typical developed countries,the United States and Japan.The main contents include economic status,aging status,development mode and targeted policies for the elderly.The study of the development path of the old-age real estate in Anhui Province provides experience for reference.The development of the old-age real estate in China is analyzed from the aspects of economy,the situation of the elderly population,the development model and the old-age policy.Combined with the survey report of the living conditions of the elderly in urban and rural areas,the aging degree,family structure,physical condition,care and nursing service,economic condition and livable condition in China are analyzed in detail,which provides experience for the analysis of the development path of the old-age real estate.Check the factual basis.Combined with the current situation of the development of the pension industry in Anhui Province,the development path of the pension real estate in Anhui Province is studied and analyzed.Through the combination of quantitative and qualitative methods,this paper analyses and studies the four aspects of the elderly population,economy,government policy and society,extracts the influencing factors on the demand of the old-age real estate market in Anhui Province,ranks the influencing factors by the grey correlation analysis method,and forecasts the total demand of the ten-year market in Anhui Province by the grey prediction method.The market demand of old-age real estate in Anhui Province is analyzed.Through the above research,we can judge the development path of the old-age real estate in Anhui Province,and then put forward the path development from the perspective of the government,enterprises and the elderly.
