Severe under the background of population aging,mobilize social forces,make full use of social resources,provide service for the old is the trend of The Times,social capital endowment property is social capital into an emerging industry in the field of pension services.Chinese old-age real estate is also in the initial stage of rapid development of industry.At present,there are many problems in the development of old-age real estate,such as planning and design,site selection,positioning,etc.,which hinder the development of China's old-age real estate and even the pension industry.In the context of China's aging society,the research background and significance of this article are expounded.This paper uses literature analysis,case analysis,SWOT and other methods to study the development path of China's old-age real estate,in order to provide reference for the development of China's old-age real estate.Firstly,from the development stage of domestic old-age real estate and the competition situation of China's old-age real estate,this paper analyzes the development status of China's old-age real estate,and then finds out the outstanding problems faced by China's pension real estate.Then,it summarizes the typical experience of domestic and foreign pension real estate development.It mainly analyzes the typical cases of the development of old-age real estate in the United States,Japan,Shanghai,Beijing,etc.Then,using SWOT method to analyze the environment facing the development of China's pension real estate,and to figure out the advantages,disadvantages,opportunities and threats in the development process;Based on the above analysis,the specific path of the development of China's pension real estate is proposed.Through the study of this paper,the following conclusions are drawn:(1)At present,China's pension real estate is still in the initial stage of development,mainly in the early stage of large investment and financing difficulties,inadequate policies and regulations,insufficient consumer market cultivation,low project quality and long investment return period.(2)The opportunities faced by China's pension real estate development mainly include the strong support of China's old-age security policy and the advanced experience of foreign pension real estate development.The threats are mainly due to the lack of specialized elderly care service talents and the pension industry chain.Aspects.(3)The advantages of China's pension real estate development mainly include the dramatic increase in the demand for the elderly under the aging population and the higher psychological needs of the elderly;the disadvantages are that the elderly are not willing to pay for the old-age property,and the project product positioning is too extreme.There are four limitations in the limitations of industrial development support policies and the lack of mature models for the operation of pension real estate projects.(4)According to the above analysis,the development of China's pension real estate mainly includes optimizing the top-level design of the pension industry,improving the relevant legal and policy systems,establishing a professional talent team for pension real estate,and establishing a cross-border alliance model for multi-agent synergy.
