Although the level of urbanization in our country is still relatively low at the advanced level in developed countries,the pace of development is extremely rapid at 17.92% in 1978 and 57.35% in 2016.However,with the development of urbanization,the scale of "land finance" in our country also keeps growing,which in turn triggers a series of financial problems and is highly concerned by society and academia.This thesis mainly studies the potential risks of land finance.The burst of real estate bubble may lead to economic crisis.The compensation amount of land acquisition is too low and the peasants' interests are infringed.Because of the endless stream of illegal activities caused by land acquisition,Unlawful transaction easily lead to land-related illegal cases and corruption incidents,constitute local legal and moral hazard.According to the current impact of land finance,the existence of land finance has a certain positive effect and can not be easily replaced.Therefore,reforming and upgrading them and putting forward the measures to be taken to cope with the related risks can we achieve the sustainable development of urbanization and regional economic construction.The article is divided into four parts:First,define the basic concepts and theories.First of all,through the comparison and summarization of the contents of the original literature,the paper studies the concept of land finance and the theory of land finance;then analyzes the foundation and path of land finance in our country and analyzes the formation of land finance from three aspects Made a detailed analysis.Second,to discuss the basic situation of urbanization financing in China and its relationship with land finance.First of all,it gives a brief introduction of the meaning and theoretical basis of urbanization financing.Second,discuss the relationship between land finance and urbanization financing.Finally,from the three aspects of land revenue,land expenditure and land mortgage situation,this paper analyzes the status quo of land finance.Third,a detailed analysis of land financial risks.By analyzing the causes of land financial risk,discussing its triggering mechanism,triggering factors and path analysis under different conditions;and concretely analyzing the risks faced by land finance.Fourth,prevent urban finance in the process of financial risks of land specific recommendations.From the tax system reform,improve the land system,land and financial mode to upgrade the three aspects of discussion and put forward specific measures.In the process of urbanization,"land finance" is the main source of government financing.Although land finance may lead to financial risk,financial risk and social risk,it is undeniable that its role in promoting urbanization and regional economic development is currently limited.The situation can not directly abandon the "land finance" model.Therefore,to seek the transformation and upgrading of land finance and mitigate its negative impact will be of great significance to the urbanization and sustainable development of local economy.
