In recent years,with the development of economy,the "421" structure family has become the main body of the society,the aging of the population has become more and more serious,and it has the characteristics of large scale,fast speed,structural imbalance,large number and rapid growth of the elderly.The development of pension real estate can make up for the fact that the single pension model is increasingly unable to meet the growing material life and refinement of the elderly.The need of God's life.However,the development of old-age real estate is still in the exploratory stage,and due to the different national conditions,many developed countries can only learn from the development experience of old-age real estate.In addition,due to the special properties of old-age real estate,to solve the development problems of old-age real estate,the government departments should play a leading role,take the initiative to work out a feasible top-level design scheme jointly with all parties,so as to make the old-age real estate from development to operation.There are standards to follow in all aspects of management to reduce investment risk.The development of pension real estate is not only related to the livelihood of the elderly,but also plays a leading role in the development of urban structure,urban vitality and related industries.Based on the theory of multi center governance,this paper analyzes the development of Guangdong pension real estate from the perspective of multi center governance by using literature research,qualitative analysis and system research.Through the analysis of the current situation and the necessity of multi center governance of Guangdong elderly care real estate,and from the perspective of multi center governance as the starting point,the paper analyzes the multi-agent of Guangdong elderly care real estate,analyzes the existing problems and causes,and obtains relevant countermeasures and suggestions.The paper is divided into five parts: the first part mainly introduces the research background and significance,research status at home and abroad,research content and methods,and innovation;the second part mainly expounds the definition,classification,characteristics and other related concepts of pension real estate,and summarizes the demand level theory,welfare multi theory,public product theory and multi center governance theory;the second part mainly introduces the demand level theory,welfare multi theory,public product theory and multi center governance theory.The third part analyzes the current situation of the development of Guangdong old-age real estate;the fourth part puts forward the problems of the development of Guangdong old-age real estate under the multi center Governance: the low participation of the government in the development of the old-age real estate,the weak support of the government policy,the insufficient leadership of the government to the market,the insufficient integration of the government to social resources,etc.,and respectively from the local government to its own main body.The reasons are analyzed in depth in the aspects of unclear role orientation,restriction of local government's scientific guidance by relevant system construction,imperfect market construction and industry standards without government guidance,and difficulty in coordinating and integrating social supply gap.The fifth part is to put forward the countermeasures to improve the development of Guangdong pension real estate under the guidance of the government.It mainly includes: clear role orientation;implementation of special land for the aged and sound pension security policy;local government to strengthen the standardized management of the market;Fully integrate resources and give full play to local government functions,etc.
