As a matured industry in many countries, the real estate industry in China is still a newly emerged industry. Over a decade the real estate industry in China has grown up rapidly and has brought tremendous influence to the development of China's national economy. Therefore, it has absorbed many people with strong interest to study the fundamental theories of real estate industry and the objective laws of its development. This dissertation, based on combining the methods of applying multidisciplinary and comprehensive research together with the approved analyses, primarily constructed a development mode of real estate adapted to most cities of our country.This dissertation indicates the insufficiencies of theory research is that most researches are focused on microcosmic aspects, instead of such important fundamentals as theory systems of real estate development, market system of real estate, development trend and target of real estate, its strategy steps and macroscopical control, etc. This dissertation introduces the background and importance of the research, analyses the developing course and status in quo of China's real estate theory research, indicates the insufficiencies of theory research, and illuminates the innovations of this dissertation. On the basis of these, this dissertation introduces foreign matured theories systematically. Then this paper studies the fundamental theory for real estate development. Then this dissertation studies the forecasting model to residence demand, region development potential. More over, this paper introduces system dynamics into the research of early-warning system of real estate enterprises to establish concept model of real estate enterprises. In the end, based on the developing practice of real estate industry in Tianjin, this dissertation is proved to be correct by such research.Such distinct innovations are as follows:This paper establishes the theory structure of real estate industry development. This structure are made up with running rules of and foundations of real estate, operational mode and restricted factors of city estate, etc. And thus this dissertation has established a integrated theory structure for real estate development. This dissertation establishes forecasting model for the most important factors in real estate development, mainly studies the forecasting model to residence demand and region development potential. This paper uses combination-forecasting method to establish the forecasting model of demand. And according to the evaluating results, this model evaluates the rationality of each sole forecasting method, endows each sole forecasting method with different weight and embodies the difference in the combination forecasting. Further more, based on fuzzy theory this paper present a new research model for region potential. On the basis of qualitative and quantitative analysis, this paper use section data to establish a function between the region development and its factors. Therefore, a new thought for region development potential is provided.This paper introduces system dynamics into the research of early-warning system of real estate enterprises to establish concept model of real estate enterprises. Aiming at reflecting the correlation among the systematic structures, this paper radicates the early warning factors from the aspect of selling service subsystem, financial management subsystem, developing construction subsystem and human resource subsystem. Then neutral network analysis is introduced into early-warning model of real estate enterprises, taking into account the advantages of neutral network such as parallel distribution, self- adaption and self-learning ability and processing nonlinear system.Based on the developing practice of real estate industry in Tianjin, this dissertation uses this theory to study the rules of real estate industry in Tianjin.
