By the end of 2019,the proportion of the population aged 60 and above in Shenyang has reached 24.2%.As a social problem in the city,the aging population will bring us continuous problems.From the implementation of the policy of "double independence a nd two children" in 2011 to the policy of "comprehensive two children" in 2015,the birth rate of the urban population in Shenyang increased steadily from 7.70 ‰ in 2011 to 9.29 ‰ in 2017,which also affected the change of the family structure of the citizens in Shenyang.Many citizens of three families have become the family type of the third generation Bureau(4+2+1 or 4+2+2)due to the need for self-care parents to have two children.According to the analysis of population data in Shenyang C ity,the depe ndency coefficient of minors(the proportion of 0-17-year-olds in the working age population)has increased from 0.162 in 2011 to 0.21 in 2017,and the dependency coefficient of the elderly has increased from 0.256 in 2011 to 0.395 in 2017.It can be seen that the pressure of the young and middle-aged generation in Shenyang City is huge.They should also take care of their parents,living needs,economic strength and families while raising their children.The structure has become a key factor affecting the development of pension real estate.Under the guidance of the policies of the Party Central Committee and the State Council,it is a necessary goal for Shenyang's pension industry to build a pension service system based on home,community,institution and medical support.Under the trend of vigorous development of pension real estate at home and abroad,this paper defines the concept,basic attributes and development mode of pension real estate in combination with the social development of Shenyang C ity and relevant laws and regulations.Starting from the current situation of the urban social pension industry in Shenyang,this paper expounds the development of the community pension,institutional pension and pension real estate in Shenyang and the policy support of the province and the city to the pension real estate industry,and makes an in-depth analysis of the typical cases of the pension real estate in Shenyang,so as to provide an effective reference for the research and development of countermeasures.Then,the paper a nalyzes the population characteristics of Shenyang from the aspects of the proportion of the aging of the citizens,the changes of the machinery of the citizens,the age structure,the social relations and the urbanization.At the same time,it studies the key factors such as the actual pension demand,the consumer group,the customer group,the family structure type and the real estate demand type of the citizens through the questionnaire,and compares and analyzes the difficulties and reasons encountered in the development of the pension real estate in Shenyang? Finally,in view of the difficulties such as the long exploration period of Shenyang's old-age real estate,the unequal supply of industrial status and the aging situation of the citizens,and the lack of development ability,it is easy to get out of expectation,etc.,it is proposed to find the contradiction between the needs of the citizens and the current situation of the old-age real estate as the development breakthrough,encourage the investors to realize the comprehensive countermeasures of the old-age real estate project,and adjust the development objectives according to the basic attributes of the old-age real estate Punctuation,implementation of Shenyang policy security measures as a support and the whole process of pension real estate project to strengthen regulatory measures and other development countermeasures and suggestions.
