Pension real estate is to provide an ideal place for the elderly to live in.It is also a home care made for the elderly to improve their needs in their later years.With the increasing population of the aging population in the city,the change of family structure and the change of people's concept of the old age,many factors have decided the demand of the real estate market in our country.Facing the increasing situation of the aging population in China,there are many problems in the pension real estate project developed only by the governmnt or the real estate development enterprise,which is difficult to meet the needs of the social development.In recent years,the PPP model in the pension real estateproject has been widely used in many countries,which can effectively solve the limitations of the traditional development model.The research results of this paper mainly include the following:(1)The PPP model is systematically studied.By combing the PPP model documents made by relevant government departments,analyzing the concept,characteristics and development process of PPP model,analyzing the development status of PPP model in China,and studying the investment and financing modle of PPP project and investment and financing tools,and finally analyzing the problems encountered in the development of PPP modle in China and the solutions.(2)A comprehensive analysis of the development of pension real estate in China.With the rapid growth of China's elderly population and the gradual improvement of the social security system,the pension indus.try in China has a good market prospect.But on the whole,the old-age industry in China is still in the beginning stage of the rapid development stage,showing a "small and scattered"development state,and there is a big gap with the developed countries.(3)The necessity and feasibility of the PPP model of the real estate for the aged are analyzed.This article from the project financing channelThe necessity of introducing PPP mode is analyzed from three aspects of project construction and operation efficiency and project market development.From the support of national policy,the improvement of national income and successful experience,we can draw lessons from it and discuss its feasibility.(4)Take the example of Chun xiao garden pension project in Bai lu yuan as an example.The proj ect proposed the "five in one" planning and design concept,constructed the operation mode of the project PPP,simulated the unknown quantity by using the Monte Carlo simulation method,finally solved the interval of the concession period of the project,analyzed the risk of the proj ect,and put forward the risk aversion suggestion.
