The aging of the population frurther deepened,the concept of pension and consumption gradually changed,the pension industry ushered in a golden period of development.As a component of the old-age care industry,old-age care real estate has a broad development prospect,so it is of great significance to study the demand of old-age care real estate.Shenyang is a typical aging city.The development of old-age care real estate is not only related to the livelihood of the elderly,but also plays a driving role in the development of urban structure,urban vitality and related industries.This paper takes shenyang as the research object.Firstly,it studies the development status of old-age care real estate in shenyang,and finds that although there are many large and medium-sized old-age care real estate projects in shenyang in recent years,most of them have problems of high target customer positioning and backward planning concept.Secondly,considering the influence of local politics,economy,society and technology on the development of regional industries,this paper analyzes the development environment of shenyang endowment real estate from these four aspects,and finds shenyang has good external environment for the development of endowment real estate.Thirdly,based on the data of the sixth census,the Leslie model is used to predict the aging trend of the population in shenyang,and it is concluded that the aging degree of the population in shenyang will be further deepened in the future,and there will be a customer base for the development of old-age care real estate.Finally,through the questionnaire survey on the demand for old-age care real estate,supplemented by descriptive statistical analysis,this paper focuses on the demand of old-age care real estate consumers from two aspects:the demand for residential environmental conditions and the demand for products and services.In addition,exploratory factor analysis and confirmatory factor analysis are applied to the demand for products and services provided by old-age care real estate,and it is concluded that the age-appropriate safety design and health management service of old-age care real estate are important factors influencing the demand for old-age care real estate.Summary analysis results,from the government and enterprise perspective to promote the development of shenyang pension real estate Suggestions.
