The process of urban and rural integration is accompanied by a large number of housing demolition phenomenon.However,there exist numerous housing demolition disputes in the real life,which is precisely because the both sides of demolition cannot agree on the compensation of interests.Meanwhile,the aggravation of housing demolition disputes may lead to a series of group social conflicts.They not only affect the optimal allocation of land resources,but also induce many unstable factors to the normal economic life,which to a certain extent impacts on the social harmony.Consequently,it is imperative to objectively review the existing compensation mechanism for urban housing demolition.To date,the research shows that the satisfaction of the dismantled largely depends on the subtle influence of compensation mode for demolition.In this paper,the two micro variables of social equity perception and value orientation are introduced in the situation of compensation for demolition.By visiting part of the back-moving resettlement residential area in Hangzhou on-the-spot and interview-type questionnaire,it is found that can the implementation of diversified compensation modes can mitigate the resistance behavior of the demolished to some extent.Based on the analysis of social equity perception,the distributive equity perception and procedure equity perception of the demolished in the compensation process for demolition are the intervening variables of diversified compensation modes and demolition resistance behavior.In addition,through the questionnaire survey,it is discovered that the two subjects display deviation of compensation pricing in the process of housing demolition,namely the demolition party quotes a lower price and the demolished side asks for a higher price.Therefore,the paper carries on an in-depth exploration into the influence and inner mechanism of construal level on the pricing deviation on the basis of the relationship between pricing deviation and construal level.As is revealed in the multivariate linear regression analysis,the demolition pricing deviation on both sides can be reduced by adjusting various construal levels such as the housing price,section and area,so as to improve the pricing mechanism in the practical process of demolition and price negotiation.From the findings in the paper,it can be observed that adopting diversified modes of compensation contributes to alleviating the boycott of the acquired side,which is conducive to the effective implementation of the urban house acquisition.But in terms of the demolition pricing deviation,it can be lowered by adjusting the construal level.The pricing deviation is significantly lower with a lower construal level,while no significant change in the pricing deviation could be identified with a higher construal level.Considering the above analysis,the paper puts forward the policy suggestion of "enriching the compensation modes for demolition,advocating the multi-mode" and "reducing the demolition pricing deviation".It was intended to ease the boycott of the demolished side to some extent and promote the social harmony.
