| In 2010,China's real estate policy has turned from the previous support to the suppression of speculation,curbing the rapid rise in housing prices,and has adopted a variety of control means,such as land,finance and taxation.With the tightening control of the domestic real estate market,the commercial real estate has gained unprecedented opportunities for development.The market investment of commercial real estate has increased rapidly,and the average annual investment growth rate has reached 30%.In 2017,there were more than 310 new and medium-sized commercial projects.the business volume will exceed 36 million square meters.With the rapid development of commercial real estate,there is also the challenge of excess stock and increasing competition.Forcing commercial real estate developers to pay attention to investment,investment and operation,we recognize the importance of strengthening enterprise management.Performance management,as an important means and tool for human resource management in enterprises,is introduced and applied by commercial real estate developers.However,from the actual implementation effect,there is still a series of problems such as the failure of the company's development strategy and the form of assessment,which leads to the difficulty of the performance management of the company.This paper takes the current performance management system of A company as the research object.On the basis of studying the theory and method of performance management at home and abroad,this paper studies and analyzes the existing performance management system of the company,and combines the results of the questionnaire to find the performance and strategy of the A company in performance management.At the same time,the reasons for these problems are analyzed,such as the unreasonable performance index setting,the big difference between the actual work and the performance contract,the insufficient performance communication and feedback,the poor performance results and so on.Under the principle of strategic orientation,continuous communication and fair and just,based on the future development strategy of A company,the performance contract is put forward to set up dynamic performance evaluation index according to the development characteristics of commercial real estate,set up "mixed group" to complete cross department business assessment,clear performance contract index,and implement the performance communication.Performance communication and feedback trace management,design of special reward in the use of performance results for phased target incentives and other optimization proposals.Finally,in order to ensure the landing and implementation of the performance management system,it puts forward cultural,organizational and institutional safeguards. |
