‘How can I get a broad house as big as a thousand spans,which the huge roof could give the shelter to all poor people so that they can share with smiling faces?' This was the greeting words that the Chairman Xi referred in the New Year day in 2018.He emphasized that the trouble of Room Rental will still be the critical problem which all citizens pay attention to.Accompanied by the decline demographic dividend and the maturing urbanization processes in big cities,Chinese real estate industry is gradually becoming stable.In recent years,the prices in real estate industry jumped highly.It shows in the first and the second tier cities,especially,where the ratio of the price and income climb slowly.It aims to explore the relationship between the rent and the changeable characteristics within the real estate.In addition,this research also get many successful examples involved in to provide the feasibility of the measure of pushing the long-term apartment over the China.This paper first defines the scope of the long rented apartment as a centralized long rented apartment,and selects three major theoretical systems,characteristic price theory,consumer attribute theory and market equilibrium theory as the theoretical basis of this study,to construct the two macro and macro factors of the rent impact of long rented apartments,and select this study.Taking the pilot city of Xiamen as the research area,combining three functional models of Hedonic and SPSS20.0 statistical software,the measurement tests are carried out.The following main conclusions are obtained:(1)the five main impact characteristics of the rent of the long rented apartments are constructed,which are the architectural features,the neighborhood characteristics,the location characteristics and the consumer's heart,respectively.(2)through the regression of three kinds of function model of Hedonic respectively The optimal model in this empirical study is the logarithmic model,and(3)in the five major characteristics of the system,the architectural features > consumer psychological characteristics>neighborhood characteristics > location characteristics > lease characteristics is also sorted,and the brand extension of the long rented apartment and the design of the apartment are also emphasized.There are two important characteristics of rents.This study has a certain innovation,using the mature theoretical basis and mathematical model to study the influence factors of the rental of the lease of the lease of the new lease of the new carrier,and draw a conclusion that the architecture characteristic factor system and the consumer psychological characteristic factor system have two positive related factors to the rent price of the long rented apartment.The tenant's propensity to consume is also a scientific reference for the long rental apartment operators to provide profit solutions.
