The report of the Nineteenth National Congress of the Communist Party of China proposed that the house should be used for living,not for vicious profit,and the multi-party cooperative system should be accelerated to make all people live better.As China’s urbanization process accelerates,the size of the floating population will remain high for a long time.As an emerging force in the rental market,long-term rental apartments,especially centralized long-term rental apartments,are entering a rapid growth period.However,due to its industry characteristics and economic attributes,the centralized long-term rental apartment has a large initial investment,a long reporting period,and a rental return of only 2-4%.Has become a pain point for the operation of various types of brand apartments.This article first summarizes the development status and related policies of the long-term rental apartment market in China.The development of the long-term rental apartment market in China is at an early stage,and there is a large space for residents to change their rent consciousness and upgrade their rental forms.The long-term rental apartment market in Xi’an has experienced a painful reshuffle period from 2018 to 2019.The overall development has gradually shifted from the initial stage to a high-speed development period,but the problems of profitability and location still hinder the healthy development of long-term rental apartments.The core income during the operation phase comes from rental income.Combined with literature analysis,rental experience,field surveys,and expert interviews,the 5 features of housing rents(lease characteristics,building characteristics,location characteristics,neighborhood characteristics and facility characteristics)were used to classify and quantify rent characteristic variables;and then to build a centralized Xi’an city based on rent sample data The model of total rent and single rent characteristic price of long-term rented apartment,analyzes the characteristic price,characteristic marginal price,and degree of influence of rental characteristic variables.At the same time,it explains the rental characteristic variables that have not entered the model,and determines the impact on centralized long-term rental apartments.The core factors of rental income and innovative methods in operation management.Finally,using geostatistical theory and Arc GIS,the exploratory spatial data analysis and Kriging analysis of rent samples were conducted to study the centralized long-term rental apartments in Xi’an.The differentiation of rents in the spatial structure,clarifies the distribution preferences of centralized long-term rental apartments,provides theoretical support for the selection of centralized long-term rental apartments,and actively introduces policy recommendations on the location of centralized long-term rental apartments.In this paper,by studying the characteristic price model and spatial differentiation of rents for centralized long-term rental apartments in Xi’an,the core motive and internal mechanism of long-term rental apartment rents are revealed.The distribution law of apartment single rent space and other related results have certain theoretical and practical significance for accelerating the healthy development of the long-term rental apartment market.
