Public rental housing is a policy measure of the government to provide housing security for the low-income people in the city,the essential purpose of the government that provides the public rental housing is to meet the housing demand of low-income groups in the city,and improve housing conditions and quality of life of the residents.At present,there are some problems in the development of public rental housing in Beijing,such as the mismatch between supply and demand,the poor guarantee effect and so on.This is because the government is not fully concerned with the factors when making public rental housing policies,not fully combining the housing demand of the guaranteed groups,lacking of research on housing demand for grass-roots people,and lacking of understanding of the demand preference of the guaranteed groups.Therefore,to study diversified and differentiated housing needs of different types of guaranteed groups,and achieve the reasonable match between the guaranteed groups and the public rental housing,is of great significance for the government to formulate reasonable public rental housing supply policies and improve the effectiveness of public rental housing.This thesis investigates and analyzes the housing demand preference of the guaranteed groups,making public rental housing policy formulation closely linked to grass-roots needs,and forming a comprehensive housing security system based on the needs of the masses and solving the housing difficulties of the masses.In order to investigate the influencing factors of demand preference of the guaranteed groups of public rental housing in Beijing,on the basis of previous researches,this thesis builds a research model of demand preference of guaranteed groups that integrates family characteristic factors,housing location characteristics and psychological factors,rental market characteristics and psychological factors,to study the demand preference of residents in monetization subsidized housing and physical distribution housing.Among them,the family characteristic factors include 4 independent variables of age,education,marital status and family annual income,the housing location characteristics and psychological factors include 3 independent variables of the degree of concern about distance from work place,the traffic condition and the surrounding environment and the facilities,the rental market characteristics and psychological factors include 1 independent variable of the trust degree to the rental market.This thesis uses SPSS 20.0 software to construct a binary Logit regression model,to make an empirical analysis of the demand preference of the guaranteed groups,the conclusion of the analysis is summarized as follows:The result of Logit regression model of demand preference of the guaranteed groups shows that among the 8 independent variables,6 variables including age,marital status,the degree of concern about distance from work place,the traffic condition and the surrounding environment and the facilities,and the trust degree to the rental market have a significant impact on the demand preference of the guaranteed groups,in addition to the influence of age on the reverse direction of the demand preference,other variables influence the demand preference in the positive direction.The results of the study further indicate that,the smaller the age is,the greater the possibility of choosing monetization subsidized housing;the possibility of the unmarried groups to choose monetization subsidized housing is more likely than the married groups;the more concerned about the distance from the workplace,the greater the possibility of choosing monetization subsidized housing;the more concerned about the traffic condition,the greater the possibility of choosing monetization subsidized housing;the more concerned about the surrounding environment and the facilities,the greater the possibility of choosing monetization subsidized housing;the higher the trust degree to the rental market,the greater the possibility of choosing monetization subsidized housing.In a word,there are differences in housing demand preferences among the guaranteed groups with different family characteristics and employment characteristics.Finally,according to the results of empirical research and the problems in the supply of public rental housing,this thesis puts forward the suggestions for improving the effectiveness of public rental housing from the point of view of the combination of supply and demand,the main suggestions are as follows:Firstly,it is suggested that the government build a multi-channel public rental housing supply system,promote the public rental housing supply system that combining physical distribution housing and monetization subsidized housing;Secondly,it is suggested that the government implement physical distribution housing as the main supply mode,supplemented by monetization subsidized housing outside the Fourth Ring,and implement monetization subsidized housing as the main supply mode,supplemented by physical distribution housing within the Fourth Ring;Thirdly,it is suggested to plan he location of public rental housing reasonably,plan the public rental housing projects along the line of urban rail transit,strengthen the construction of facilities and public service facilities of public rental housing;Fourthly,it is suggested to enhance the rationality and pertinence of public rental housing distribution,and implement the differential distribution pattern of public rental housing,match the guaranteed groups of different ages,family structures and employment characteristics to a specific type of housing,promote the balance of workplace and housing;Fifthly,it is suggested to strengthen the construction of the housing management platform,establish and improve the public rental housing service website,build a housing management platform for public rental housing,and improve the standardization and efficiency of the supply and distribution of public rental housing.
