In the last few years,a great mass of research works which are concerned with the real estate markets in cities have been done.Whereas,the field of real estate markets lacks in-depth discussions related to the factors influencing the housing price rate level and its fluctuation in the spatial structure.Additionally,the analysis of housing rate level should take space position into consideration,since the housing rate varies from one location to another in the same city.In other words,the housing rate in disparate locations can reach a great difference in terms of the similar conditions.Thus,this research work will explore the causes for the housing rate differences and the fluctuations based on the perspective of spatial differences in Beijing.With the aim of exploring the factors that influence housing rate level and its fluctuation in the spatial structure,this research work which is based on the spatial structure theory,analysis of monthly housing rate in Beijing from 2008 to 2015 has found that the spatial discrepancies of the housing rate level in Beijing is significant.Besides,the “location” has been considered to be one of the most crucial factors that has the impact on housing rate level with the assumption that Beijing is representative for the polycentric structure.Firstly,the closer to the tiananmen square and the employment sub-center,the higher the price.On the contrary,the farther away the distance,the lower the house price.Moreover,the distance from tiananmen square increased by 0.219 percentage points per kilometer.The distance from the sub-center is one kilometer away,and house prices are down by 0.12 percentage points.It shows that in the location variables,the influence of tiananmen as the main center on the housing price exceeds the impact of sub-center.Conform to multi-center model.Secondly,housing rates have a relative continuity and diversity among spatial distribution in the city.The layout of housing rates space in 2008 is nearly the same as in 2015.However,the rate fluctuation in the same district varies from different periods.Furthermore,rate fluctuation in the same period varies a lot.Finally,the findings show that the attribute “location” is the most influential attribute for the spatial variation in housing rate level with the use of qualitative and quantitative methods.In terms of importance,the attributes that have the impact on housing rate level are arranged in the sequence of distance from Tiananmen Square,distance from the center of employment,school districts,the convenience of transportation,property costs,building structure,green,the age of house,volume fraction and building area.
