Excessive speculation in zhengzhou's commercial housing market will affect the normal needs of residents and the healthy development of the commercial housing market.First,zhengzhou commodity residential market development is rapid,commodity house price rise quickly,and the income level of resident is limited,housing price to income ratio imbalance,in 2017 in zhengzhou urban per capita disposable income growth rate of 8.5%,and the commodity residential house price is rising at a rate of 35.8%,far above the level of the residents' income growth,at the same time,government regulation and control policy will be part of normal living demand also restrict people's normal living needs are not being met.Second,during the period of economic transformation,the development of other industries has been sluggish.Zhengzhou has witnessed rapid development of commercial housing,unbalanced inter-industry relations and abnormal market development,which has affected the health of the whole market.Firstly,the literature on speculative degree and speculative behavior at home and abroad is sorted out to find the correct research method.Secondly,it analyzes the reasons for the formation of commercial housing speculation in zhengzhou city.Thirdly,by combing the supply,demand and trading conditions of zhengzhou's commercial housing market,the conclusion is drawn that the development of commercial housing market is overheated and there is too much speculation in the market.Then,the commercial housing market speculation in zhengzhou was calculated by using the commercial housing speculation measurement model,which proved that the commercial housing market speculation in zhengzhou was high.Finally,the reasons for the high degree of speculation are analyzed,and policy Suggestions are proposed to reduce the speculation in commercial housing market.Conclusion there are four points as follows :(1)using the model method to calculate the speculation degree of zhengzhou commercial housing market is 0.633,the market speculation degree is high,and the market development is overheated;Growth of real price;(2)the commodity housing,the housing loan interest rate is the key factors influencing the commodity residential house prices,especially the price growth rates and interest rates to rise in the price of a dramatic impact;(3)the reasons for the high degree of speculation in zhengzhou's commercial housing market include the reasons of the speculators themselves and the external influences on the speculators' behavior;(4)according to the influence of zhengzhou commodity housing speculation degree of internal and external factors,respectively,puts forward measures to prevent speculative overheating of two aspects:(1)internal measures respectively,including leading speculators to set up the correct view of wealth,speculators need to change the traditional ideas,set up the new idea and speculators to improve the investment ability;(2)external measures,respectively,including government departments should be conducted speculators a reasonable investment,at the same time reduce the direct intervention in the real estate market,real estate development enterprise to standardize management,financial institutions to strengthen the qualification of borrowers and perfect personal credit system.
