In the process of regional economic development,industry development has become an important driving factor and industrial development is the main driving force for industrial and regional development.However,industrial development aggravates the contradiction between supply and demand of land,,and vigorously attract investments force industrial land price to be too low to sell,the unbalanced state of industrial land price exists in different regions.Therefore,how to keep the balance and sustainable development of industrial land price is a key issue to promote the overall development of regional industry.Based on this,with the help of MATLAB global trend analysis method,ARCGIS spatial analysis technology and coupling coordination model,this paper analyzes the space-time differentiation of industrial land price,industrial land price and sociol economic development level and the coordination degree between industrial land price and residential land price of183 districts(city)counties of Sichuan province from the year of 2014 to 2016.In addition,with differential evolution optimization algorithm,this paper makes a balance and optimization of Sichuan industrial land price,establishes the industrial land price system relative balance with the region to provide a basis for the management of Sichuan industrial land price.The main conclusions are as follows:(1)In Sichuan province,the industrial land price which is generally low and rising with a slow speed,has a distinct characteristics of space differentiation.On the time series,the industrial land price of all cities in Sichuan shows a trend of "overall stability and slight increase in some areas" from 2014 to 2016.In terms of spatial pattern,the industrial land price in Sichuan has significant spatial differences,which is generally low and conforms to the "multi center" differentiation characteristics.The industrial land price of the province has formed the "inverse gradient" distribution law that is highly consistent with the topography.The "1st industrial land price area " is centered on the middle Sichuan basin with high price,the “2nd industrial land price area” is with the edge of the basin in secondary,and the “3rd industrial land price area” is the Northwest Plateau of Sichuan with low price.It shows thetrend of "double core" circle expansion in eastern Sichuan and southern Sichuan,and the spatial pattern evolution in the Northwest Sichuan area.(1)According to the regional coordination of industrial land price in Sichuan,the degree of Coupling is low,generally below 0.4 range.the correlation between industrial land prices and regions is weak.Coordination has improved little,Between 0 and 0.7.During the study period,the industrial land price area of Sichuan province showed obvious uncoordinated characteristics.At the same time,the regional coordination type division is divided into five categories,include “Coordinated type”“barely Coordinated type”“economics barely Coordinated house prices disorder type”and “house prices barely Coordinated economics disorder type”and “discordance type”.(2)The coordination between industrial land price and regional economic level and residential land price in Sichuan is very inconsistent and the regional difference is relatively large,The imbalance between industrial land prices and regional land costs and minimum industrial land prices is relatively large also.The coupling degree between industrial land price and economic level,between industrial land price and residential land price is between0-0.7 from 2014 to 2016.In the same period,the coordination degree is generally less than 0.4,and the coordination of industrial land price between area is relatively weak.Meanwhile,the regularities of social and economic level shows that it is decreasing from "the core of Chengdu to the periphery",and it is decreasing from "the main city of each district county to the surrounding area ".The level of residential land price in Sichuan has strong economic direction,the development of Chengdu plain economic zone has promoted the active housing market in peripheral areas,but in most parts of northwest Sichuan,housing land price has been at a low level for a long time.(3)Guided by cost balance and regional coordination with differential evolution optimization algorithm,the industrial land price of each district(city)has been balanced and optimized in Sichuan province.After balancing and optimizing,the balance and coordination of industrial land price have been obviously improved.From the type of regional coordination,the type of regional coordination and cost balance increased from 3.28% before optimization to 49% after optimization,the type of regional imbalance and cost balance increased from30% before optimization to 51% after optimization,the type of regional imbalance and cost imbalance is reduced from 66% to zero,and there is no cost maladjustment after optimization.From the perspective of optimization,there are 63 district(city)have both optimized,72 district(city)have balanced optimization,and 20 district(city)regional optimized,28 district(city)maintain the same type.
