The healthy development of the real estate industry is an indispensable part of the national economic development process.The development of the real estate industry is related to the development of other industries.However,since March 2016,house prices have skyrocketed and the price of Lianyungang has increased.Since 2016,it has more than doubled.The price of commercial housing has grown too fast,causing residents to panic.In order to curb the excessive growth of house prices,the country' s macro-control policy has adopted a policy of restricting purchases.The advocacy of the house is intended to be used instead of frying.The background section explains the reasons for the implementation of the purchase restriction.In order to control the growth in the price of Lianyungang,the Lianyungang government responded to the country's call and implemented purchase restrictions.Some achievements have been made,but some problems have also arisen in the implementation of the purchase restriction policy.If the residents have no room to check,consumers enjoy the first suite of speculation to enjoy the treatment,the credit report fraudulent marital status,the intermediary in their own interests fraud,real estate developers to take various measures to bypass the purchase policy,the real purchase of the poor is more difficult;The public can't supervise the implementation of purchase restriction.To address these issues,starting from the actual situation of Lianyungang,the reasons for finding problems are:information cannot be shared by government departments,banks do not recognize loans,real estate market disorder,restricting the demand for improved housing and rigid housing,and lack of supervision platform.Through learning from the advanced experience of other cities in China,such as Huai'an's certificate of purchase qualifications,Shanghai's first housing standard,and the reduction of taxes with parents,the bank in Guangzhou can recognize the loan.On this basis,it analyzes the purchase of Lianyungang.Problems in the implementation of policies,proposed that Lianyungang promote measures to limit purchases and suggestions:increase the coordination and cooperation of information sharing among various government departments,increase the construction of credit information system,and the relevant government departments regulate the order of the real estate market and fully consider the interests of rigid demanders.Public oversight of the implementation of the purchase restriction policy.
