In August 2017,the ministry and the ministry in order to improve the coverage of rental housing in the market,establish a hire purchase and housing system,and the collective economic organization for farmers income is more diversified,our country determine in Beijing,Shanghai,shenyang,guangzhou and other 13 cities to carry out the use of collective construction land rental housing construction,build the pilot work for the housing rental market.Banks also positive to put money into the rental market,until the end of 2017,China construction bank has been in foshan,shenzhen,wuhan and other places joint real estate development enterprises launched housing rental housing,and provide rental housing loans and other financial products services.Along with various policies to develop rental market,rental "with the right","long rent market" all sorts of policy support,such as academic circles began to think about the relationship between the rental market and sales market.In the previous researches,the housing price and rent are often returned in the same system.By setting the fixed effect model and other methods,the endogeneity can be effectively reduced and the estimation bias is corrected.This article innovation lies in house prices and rents in the two different systems,building a simultaneous equation model,through their system other exogenous variables linear form as housing prices or rents(endogenous variable)instrumental variable is used to estimate model,to a large extent can solve the problem of endogenous.Our country in order to implement "the house is used to live,not to stir the" living ideas,to develop the long rental market,solve the rigid demand,but from the perspective of the traditional culture of our country,most residents have hope to oneself to buy a house,to this,the purpose of this paper is to investigate whether the rental market and sales market there is a mutual influence relationship.Firstly,this paper discusses the relationship between the housing market and the rental market.Secondly,based on the price influencing factors of the housing market and the housing rental market,the variables are selected.Among them,the price and rent are the endogenous variables,and 11 other exogenous variables are selected to establish the simultaneous equations model,and the relationship between the market and the rental market is studied.Through empirical research,the following conclusions are drawn:first,the housing price of the market is positively correlated with the rent of the rental market;The second is the rental market rent to the market price is significantly positive correlation.In order to promote the healthy development of the housing business market and leasing market,this paper proposed the rationalization proposal below:one is that the government should strengthen the management of the housing rental market,and constantly improve the rental housing market;Second,we should establish a long-term mechanism to promote the healthy development of the housing rental market and improve the credibility of the housing leasing policy.Third,we should improve the transparency of the housing market and make the information more symmetrical,so as to make the housing market and the housing rental market healthy.Fourth,we should focus on policy differentiation and provide diversified housing to meet the housing needs of people at different levels.
