Rural residence has been the foundation of peasants,its registration work,is basic and essential to push forward the reform of property right system of rural,which is also important to protect the legitimate rights of farmers,and promote more intensive utilization of rural land,legal circulation and so on.As the implementation of"Interim Regulation on Real Estate Registration"in 2015 and"The Interim Regulation on Real Estate Registration Rules"in 2016.And the rural real estate unified registration work has been in full swing,the relevant registration problem also gradually highlights,scholars mostly study the issue of registration at the macro level,neglecting the psychological will of the farmers and their own interests,plus the voluntary registration system currently applied in China.Therefore,having acquaintance of the peasant household registration willingness and exploring the factors influencing the research on the peasants for real estate registration have the vital significance to solve the problem of rural real estate registration,standard real estate registration,promote the process of real estate registration and achieve full coverage of property rights certificates in the future.This paper regards the current registration policy and land reform as the background.Based on the research and analysis of rural housing related theorie,and the random sampling data of farmers in Ping Xiang,the article has descriptive statistics analysis and establishes the binary Logistic regression model.What's more,the article analyzes the rural residential status,farmers cognition,desire and its influencing factors of peasant household registration of quantitative and qualitative.Above all,it draws the following conclusions:?1?There are so many problems in rural,such as rural neo-treasure hill building is difficult to register,the current existing farmers have weak consciousness on rights,the rural residential register the proportion is low,poor management at the grass-roots level,the incomplete registration organ and system;?2?In the samples,farmers who are willing to uniform registration of real estate residential accounted for 61.21%,the others who do not want to register accounted for 38.79%.Above all,farmers registration's enthusiasm is not high;?3?Operating and analyzing by the binary Logistic regression model,we can found that farmers individual factors?gender X1,age X2,education level X3?,property cognitive factors?a house,a home and the area can not exceed the stipulated cognitive X9?,registration of cognitive factors(the famers'acquaintance of registration related policy'extent X12,after registration they can flow to obtain economic returns or not X13,and the life safeguard can be improved or not X14)have positive significant impact for registration will.Based on the research of theory and practice,this article from the perspective of mobilizing farmers'enthusiasm for residential registration,this article proposes to strengthen the management of rural housing,improve the registration legal system,improve the basic registration agencies,regulate the registration behavior;develop rural education and increase publicity efforts to improve farmers'awareness of property rights;accelerate the deepening the use of registration results;Actively nurturing rural housing circulation market,fully embodying the economic benefits of property rights certificates and other countermeasures.
