Research On Stability Of The Real Estate Enterprise Strategic Partnership In Supply Chain

With the increasing competition in the real estate market,Establishing strategic partnership with suppliers for real estate enterprises has become a key management measure,which can effectively integrate resources,improve procurement efficiency,and reduce development costs.However,there are many problems in the process of cooperation between real estate enterprises and strategic suppliers,which may affect the stability of the relationship.Therefore,it is necessary to find out the influencing factors of real estate enterprise strategic partnership stability in supply chain and put forward the measures to improve the stability of the relationship.Firstly,this paper defines the connotation of the real estate enterprise supply chain management,the real estate enterprise strategic partnership in supply chain and the stability of real estate enterprise strategic partnership in supply chain based on the supply chain management theory.The strategic partners in supply chain of real estate enterprise discussed in this paper excludes government and financial institutions,refers only to other suppliers,such as engineering construction suppliers,consulting suppliers,material equipment suppliers,etc.The stability of the supply chain strategic partnership in real estate enterprise is that two parties in the supply chain constantly adjust the behaviors in order to maintain the best balance of the overall performance of the supply chain.Secondly,the paper conducts questionnaire survey to real estate enterprises and suppliers in order to know the status and problems in the supply chain strategic partnership of real estate enterprises,and then summarizes and analyzes the survey results.The survey finds that real estate enterprises establish strategic partnership with outstanding suppliers has become an industry trend,but in the process of strategic cooperation shows some problems.According to the findings of questionnaire,we know that the cognitive degree of supply chain strategic partnership still need to be improved for real estate enterprises,the value of strategic partnership is not fully utilized,the satisfaction between the two parties is uneven and the performance of strategic suppliers is unstable,which influence stability of the relationship between the two parties.Thirdly,this paper puts out 34 influencing factors of real estate enterprise strategic partnership stability in supply chain and 5 observed variables of relationship stability with the method of the situation analysis,literature research and expert interview,and the influencing factors are summarized as the six parts,including purchase management level of the real estate enterprise,supplier's capabilities,cooperation conditions,interaction level,relationship satisfaction and external environment,and then constructs structural equation modeling between the influencing factors with theoretical analysis and practical experience.This paper collects sample data through questionnaire and import the data to AMOS21.0 to test goodness to fit in the structural equation modeling and modify the modeling gradually,then get the well-adapted structural equation modeling.Finally,according to the results of research,the paper puts forward some measures to improve the stability of the strategic partnership in supply chain for real estate enterprises,which according to the general idea of incentives and restraints as basis,integration and reorganization as a means,strengthening mutual interaction as the guarantee and information feedback as a premise,and then this paper puts forward the implementation of these measures need the support of organization,system,and technology in real estate enterprises.
