With the strong development of the tertiary industry in China,more and more attention has been paid to the place of business as the third industry.However,there are problems such as low utilization efficiency,imperfect market mechanism,and chaotic planning in the use of commercial land.These problems affect the use of commercial land and inhibit the development of industries.The key to solving problems lies in understanding the role of land prices and various factors.However,there are not many studies in this area so it is both practical and theoretical to study this content.The factors affecting land prices can be divided into two kinds: macroscopic and microscopic.Macroscopically affects the level of land prices between cities,and microcosmic influences the prices of urban parcels.This article examines the influencing factors of the prices of urban commercial land transactions from a microscopic perspective using a sophisticated feature price model.This article first summarizes the research results of domestic and foreign scholars on the micro-influencing factors of the price of urban land use transactions,especially the results of empirical research using the characteristic price model,analyzes and summarizes the general procedures and basic conditions for the construction of the characteristic price model,and carries out functional forms,etc.After summarizing and summarizing,determine the functional form of the price model of price characteristics of commercial land use in China.Then,it identifies and quantifies the influencing factors of the prices of urban residents,and uses literature and questionnaire methods to identify the main influencing factors based on domestic and foreign research results and methods.It also draws on existing experience,and quantifies scientifically the factors and finally uses Suzhou.The empirical analysis of the city's land transaction data model provides relevant reference for the government to improve land use efficiency.This paper has the following four results.The first aspect is to sort out the influencing factor system that establishes the price of land for commercial use,and to provide ideas for follow-up scholars' follow-up research.The second aspect is to summarize the process of constructing the model of price of commodity-used land.And the basic forms,and verified the feasibility of the process with the demonstration case of Suzhou City,which will contribute to the quantitative study of commercial land use in China;and in the third aspect,established a feature price model for the four types of business sites in Suzhou,and clarified the price of each type of land.The role of various types of factors will provide a foundation for the future improvement of land use planning and land use efficiency in Suzhou City;the fourth aspect is to understand that the application of feature price models should pay attention to different cities and different subdivisions through the empirical model of Suzhou City.Use According to the actual analysis of the situation,the model can not be copied,and it should be based on local conditions,according to the actual situation.
